I read the reviews on here from time to time, and some of them are true, others times i'm like WTF are you talking about? You've clearly never lived at Estancia. This will probably be one of the best and accurate reviews of Estancia. The neighborhood or "village" is called Northpark, it's about a little over 10 years old I love it here. There's a sub village called Northpark Square just south of it. You're right next to the one of the original Villages, Northwood. It's older as far as architecture goes. Overall you have a lot of conveniences all around. You have multiple shopping and eating options from the Northpark Village shopping center to the Orchard Hills VIllage Center, to the Marketplace Tustin/Irvine (unorthodox mall). You're right next to the 261 toll road, and less than 5 minutes from the 5 Freeway. Overall I love the neighborhood and general area. You pay for what you get. A nice Irvine neighborhood. Ok, so back to Estancia. From my experience, and observations the east end of the property has less parking, so it does get crowded. So from time time the west end of the complex gets crowded too. This past summer IT was a little ridiculous as far as parking goes. I'd never seen it that bad. Cars parking in front of garages and in the fire lanes. So they recently implemented a parking permit, which is a joke. Why? Because there's no actual enforcement. It's like, here put this sticker on your windshield. I've never been really personally affected though. I use my garage to park my car. The property itself. is overall quiet. There are OCCASIONAL apartment parties that you can hear, but hey, it's bound to happen. It's not like there are parties all time. There are more kids (6-12 yo) now, and they do seem to be loud, and always run and play on the street. It gets a little annoying but you live in an apartment complex. You have to learn to tolerate somethings. I can truely say, I've never heard any of my adjacent neighbors. Idk, if it's because the west end of the property is just quiet (no one speaks) or what but it's relatively quiet. I'm not saying though, by any means that the walls aren't thin. You can hear the people talking in the parking lots at a normal level. And you know you're dealing with outsiders when they're talking loud and think that you can't hear them. For a while, we had fun activities going on. Food trucks were coming by, etc. I don't believe this property has an activities director per se, but who ever in the office was running that. They must have left because now it's gotten lame. Dominos pizza $5 boxes. On a side note. I was lucky this summer, not to be invaded by Ants. Dunno why, but just not this year. Last couple of summers though :\ From time to time you'll see Irvine PD here for domestic violence issues, or vehicle thefts. JUST BECAUSE you live Irvine doesn't mean you're "free of crime". If you're that naive, then you deserve to get your stuff stolen. People will leave their property in plain view, or unlocked vehicles/garages/doors. Oh once, one of the neighbors got into a DUI pursuit with Tustin PD and it terminated in here. That was cool. But please, don't let that freak you out. Estancia overall is safe, and you can walk around at night. Those are just a few highlights from isolated incidents. Stuff like that happens everywhere! The only legit people working here are the porters (maintenance staff). They're really nice and helpful. They know more about what's going on with the property than the office staff. The office staff on the other hand, while they are friendly, one thing that always irritates me is how super fake they are. They try so hard with their fake smiles. I dislike them a lot for that reason. I have friends who work for the Irvine Company so I know a lot of the insides. To them, "me","you", "we", etc. are "customers". Not tenants, or residents. Personally I don't like being referred to that, and they'll never tell you that. It's their own lingo. Also the staff, will never stay. They get promoted to bigger properties, based on their commission. IF i could sum up the Irvine Apartment Community office staff, I'd say they're like car salesmen. They're in it to make $$$ by getting you to lease at their properties. So please, don't be naive, and believe that they really care about you. It's all fake. The Irvine Company is only in it for one thing. $$$$. EXPECT to have your rent jumped by minimum $100 at the end of your lease. They really could care less if you don't stay, because they have more people who will rent from them at a higher rate. ESPECIALLY if you live in a popular floor plan. My understanding out of the 15 floor plans here, the Arcadia (1 bedroom) and the Kensington (2 bedrooms dual masters) are the popular ones. I don't get why make it so difficult for current residents, and jack up their rent at an abnormal rate. I mean I get it, things go up, but with moderation. Specially if you've been a good tenant. Any who, hopefully my lengthy review has been or will be of help.
