I moved out of these apartments because they are extremely overpriced for what is offered.
Well, I had to pay an extra $300 when moving out for some very poor reasons. Needless to say, I left feeling like I got shafted.
Upon moving out, I was told not to bother cleaning too hard because their standards are extremely high in order to get that portion of the security deposit back. I was also told I would have to clean the outside windows of the upper floors. How would you like to climb a ladder to the 2nd or 3rd floor to wash your windows? Risk death for your security deposit? I don't think so. General cleaning fees: $85
A couple weeks after moving in, little black spots started to appear in the carpet. No spills, I always eat in the dining room, and I have always removed my shoes. I have spoken with three other tenants that have noticed the same thing.

It is policy to repaint the walls after every tenant, regardless of needing it or not. The walls did not have any scuffs, and it had 2 nail holes from pictures. Apparently they can't touch up or match two-tone paint so they paint the entire apartment every time. They were "kind" enough to pro-rate this to only $130 instead of the normal $200.
I have never in my life had to pay anything when moving out and have always received my full security deposit. Not only did they keep my deposit, but I had to make an additional payment. Like I said in the beginning, I moved out because these apartments are a rip-off. They gouged me for grand total of $300 when moving out.
I was very tempted to tell them I would not pay it, and dispute it with collections, but what can you do when the only places to rent in Irvine are all owned by the same company? I would most likely be evicted from my new apartment if I tried that.
If you're planning to rent here, you may want to figure this into your moving fees from the start.
