San Mateo was nice for what I needed at the time. I rented their smallest one room studio apartment, about 500 sq ft. It was a bottom floor and was very easy to move into. I had a covered parking space which is fine since southern california weather is always nice. For such a small place, it worked well for one person and did not feel boxy or closed in. You can tell its an older complex, but with the Irvine Company maintenance and attention to detail its been kept up. My unit was clean, fresh, and in excellent repair on move in day. The appliances were a bit old, but they all worked fine. When I moved out, they started to renovate all the units, so I believe they are all mostly now up-to-date. The only problem I had was this Chinese guy who moved in above me. He would be up at all hours of the night, till 2-3 AM, literally walking like a horse, making 20 trips from his kitchen to the living room, mind you, he had the same floor plan as me. How may trips can you make around a 500 sq ft apt? Then he would be smoking and talking loudly on his cell phone in the middle of the parking lot. I complained to him directly and he was always very "sorry", but then the next night, the same story. I complained to the management and they were generally very responsive. They informed me they were recieving complaints from other tenants about him too. Finally, about a month before I was scheduled to move out, he moved out too. So I'd recommend getting a top floor unit if you don't mind the stairs or beware of who your neighbors are.
