First off- I lived there for two years and am a clean freak and left my apartment cleaner than it was when I moved in. I found the maintenance service to be subpar with most fix requests being treated with band-aids rather than actual fixes. *My toilet had become wobbly and separated from the floor- All they did was use caulk to fix it? Which it didn't fix the issue- just a band-aid. *some bulbs went out in both bathrooms- they came and replaced 4 bulbs but with frosted bulbs instead of the clear ones that were on there. So I had unmatching light bulbs! --This experienced aligned with the state of the unit when we moved in. --It looked like it had been fairly neglected between tenants. There were numerous significant marks on the paint There were extensive holes from large wood screws in the ceiling in multiple rooms There was a non-original cable pass-through plate in the living room. There were areas on the popcorn ceiling at the entry which looks like a previous tenant had mounted something to the ceiling The carpet looked used The carpet was defective as the seams started to separate in multiple high traffic spots (this is because they hire cheap vendors)- this never got fixed after I put in multiple requests to have it fixed- now after move out they want to charge me $1600 to replace the carpet. (who puts a seam in a high traffic area anyways?) They claimed this carpet was new before we moved in... New carpet shouldn't separate at the seams.... Then when we disputed the fees they somehow managed to loose our move-in form that we filled out before move in that had all our notes on regarding issues then claimed we never turned it in! What a crock of ----. The office workers constantly parked in the resident spots leaving the tenants to circle around looking for open spots after work. This was infuriating! If they spent more time and money on the issues within the apartments then they did creating a curb appeal maybe things wouldn't break or wear quickly in the apartments? The vendors they hire to replace or clean carpets literally work out of their homes and work alone ( no formal business location with reviews)- which to me makes me assume Irvine Company hires contractors who are not only cheap but can "make up" fictitious damages to inflate prices to increase their income which to me is odd considering they boast about their standards. - Irvine company doesn't care because they dont have to pay for it. In fact with some research, some vendors they hire have been charged with criminal violations. So why should I trust and pay for something that can be made up for their benefit? I'm Supposed to trust vendors to come into my home and repair or clean carpets, and come to find out they don't do background checks on these vendors? The over all location is nice, but being a low income community throughout that block of apartments, it brought the low income people. I witnessed drug deals multiple times on the street, kids smoking pot at the park, lots of police activity due to this. Theft is high here- They demand you park your bikes in the provided bike slots which there is NEVER enough of, and you get yelled at if you store your bike on the balcony- We followed the rules until two of our locked up bikes were stolen from the bike racks. Do they do anything about it...no.. This was the first complex I've ever lived at that didn't have in unit laundry- worst thing EVER! The laundry facilities cost $4 per load and the dryers either dont dry or are so hot they make your clothes reek when you take them out. Lets not forget that the washers constantly break and you don't find out until AFTER you've, loaded, detergent and paid. I have lived in multiple Irvine Company apartments throughout Irvine and never had an issue until I moved to this "Low Income Property" to try and save money- In the end they will some how screw you over and make you pay for their lack and laziness of maintenance. I would avoid moving here
