Starting off, the staff was pretty nice and flexible on helping us move in and getting us set up. However, I'm starting to get suspicious of their honesty. I've heard that rent is generally highest in summer and declines in October; someone here contradicted, saying summer's usually cheapest, when it was to their benefit to do so. Don't know who to believe.<br><br>My main attraction to this place was the surrounding area: it's right in the middle of Irvine, in a good neighborhood, and within walking distance of two of Irvine's better plazas (Westpark Plaza and The Crossroads). It's a nice area to walk around at night; you can head in any direction and get creative with your path. There's a nice big sports park nearby that's infested with cute wittle wabbits. The aforementioned plazas are useful because they contain almost everything: Target, Kinko's, Olive Garden, Chili's, Round Table, a Chinese place, a small Edwards theater, all major banks, some other stuff, and an Albertson's. On a sidenote, one ----- at another IAC property lied by stating that renter's insurance is mandatory. IAC seems to have a reputation for telling that lie.<br><br>Anyway, this place is allright. It looks fine on the outside and is pleasant enough inside. Rent is reasonable (by Irvine standards) and parking's fine since I can always find a nearby spot, but now in September it seems to be getting worse, and they're in the process of revamping their whole parking policy, so the results remain to be seen. Another September update: THE ANTS ARE TAKING OVER. There's no built-in washer/dryer like in IAC's more elite complexes. There's a dishwasher and a modern microwave but NO FRIDGE, so expect to plunk down $500 immediately. You don't even get a light, which makes one wonder what that dimmer switch on the wall is for. When we moved in, there was some crap that didn't work properly (an electrical outlet, part of the stove, and a toilet that didn't swallow all contents on the first try) and the indecisive, schizophrenic water response from the shower and sinks is still annoying.<br><br>By the way, San Remo's 2-bedroom floorplans place the master bedroom next to the bathroom of the non-master bedroom, so if the guy living in the little room takes a shower early in the morning, the master is awaken. This is an absolutely ------- layout and why I'm about to move out early. If you have a roommate, make sure your shower schedules are in sync. Also, there's a strict two-car limit, no exceptions, and apparently no visitor parking. The four speed bumps I have to cross twice every day are pretty obnoxious and are taxing my car's suspension. I don't see a lot of students here, probably because it's 4 miles from UCI. It's really damn noisy if you live in one of the south-end units that face Alton Expressway (like we do), but the double-paned windows sure help.<br><br>Do I recommend living here? At this point, well, I don't recommend against it.<br><br>Just for a little regional education, "Westpark" is the community that's outlined by the square formed by the 405 freeway, Irvine Center Drive, Jamboree, and Culver. Within this little square, there are 11 IAC complexes.
