The Experience & Performance Intelligence Quotient ("epIQ") Index measures:
over the most recent 365 day period. The index is presented as a familiar letter grade format to help renters evaluate all aspects of life at a community.
SatisFacts, a sister company to ApartmentRatings, offers surveys that measure renters satisfaction at key points throughout the renter lifecycle: Touring, Move-In, Maintenance, and Lease Renewal. The questions from each survey type that are based on a 1-5 point scale are then added into the calculation of the community's epIQ Grade.
Not all communities use surveys and therefore may not have any survey information on their report card. These communities will show an "N/A" for their survey sections.

Dear Residents of Seaview Summit Community, I am truly sorry for any inconvenience the pool and spa resurfacing project has caused. My family and I reside at Seaview Summit Community too. I know how frustrating it is to have something we love to do every day, such as swimming laps in a heated pool or relax the day away in a whirlpool spa, be out of service for preventative maintenance or repair. Itâ??s frustrating that I can't magically make vendor scheduling move faster, or city inspection officials increase staffing in order to expedite review stages of repairs that are mandatory with projects such as this. We are at the mercy of their time and effort. Our ultimate goal was to have the pool and spa plaster completed before summer season started - including exterior painting projects. We have succeeded with the pool area only being closed from 3/12/13 to 4/11/13. The pool re-opened on 4/11/13 and was heated to 80 degrees for enjoyment all year round. As of today - we have also installed a brand new outdoor television at the pool area. Spa will be heated from 80 degrees to 102 degrees on May 2nd 2013 - (1 week earlier than scheduled.) As the newest management team, for less than a year, here at Seaview Summit we are continuously trying to improve quality assurance from all aspects. Unfortunately, some improvements require inconveniences from time to time but I assure you - the end result will be worth the wait. This will ensure the community does not become run down, or deteriorate over time. Again, I apologize for the inconvenience of the pool/spa preventative maintenance repairs - and please enjoy the heated pool area and outdoor television seven days a week 7:00 a.m. to 10:00 p.m. Any further questions, comments or concerns please feel free to reach me at our leasing office at (949) 499-1864.
