I´d have to say that this place is, without a doubt, the WORST complex I´ve ever lived in. Although the interiors of the apartments look nice (with nice, new appliances and new paint), this place is fraught with severe problems. Among them: (1.) crime is terrible, and during my past year in this place I´ve had $300 worth of laundry stolen and heard of at least 3 cars INSIDE of the "security gates" (and garages) that were broken into or vandalized; (2.) speaking to this previous point, the "24-hour security" staff is virtually non-existent and NEVER there during criminal activity (they seem to never be there when people scale the gates either!); (3.) I´ve had problems with tons of roaches, centipedes, and spiders ever since moving in, to which the complex has never responded; (4.) the plumbing in this place is a certified health hazard (my toilet, sink, and shower back up and overflow almost every time the laundry upstairs is run), and although I’ve filled at least six complaints with management NOTHING has ever been done (and will now pursue this with the City of Lake Forest and the OC Health Dept.); (5.) the management and other staff (especially maintenance) are uninspired, lazy, and outright rude to their tenants, and are quite content to just sit back and collect your hard-earned rent without ever lifting a finger to fix things that are broken, unusable, or a safety hazard; (6.) high rent prices even for Orange County (2BR/2BA = $1450 /mo.), especially when there are MUCH better complexes are everywhere in the surrounding cities (Aliso Viejo, Portola Hills, etc.) for the same or even lower rents. All things considered, DON’T GET SUCKED INTO THIS PLACE (not even with their “free month’s rent deal”)!!!! The Arboretum owners/management are simply slum lords, and you are guaranteed to be miserable in this complex. Steer clear and go somewhere else, and save yourself the wasted rent, headaches, and bad experiences!
