I have lived at Beverly Plaza for three-and-a-half years. It was adequate during my college years, but now that those behind me I quickly found that it was time to leave. This apartment caters to CSULB students looking for a place only two bus-stops away from campus. However, cost, lack of quality maintenance and communication from management, and an increasing number of local transients may not make it suitable for anyone looking for a place for a family. The unit we had was very spacious for the cost. At the time, we paid $2350/mo for a 3 bed, 2 bath unit. However, the lack of proper maintenance and renovations prior to us moving in resulted in an apartment that felt more like a paper-mache house. EVERYTHING was coated in a layer of latex paint... even a dead cockroach. That's right, they painted over a dead roach. Our oven was ancient, and stopped working after our second year there (maintenance never properly fixed it). The stove was a very shoddy electric model, and all of the heating elements heated at random, uneven rates. Another strange feature was the lack of lighting fixtures. Only the kitchen, hallway, and dining room had lighting fixtures installed. We ended up having to resort to an Ikea trip to create our own inventive lighting fixtures in our bedrooms... On the plus side, near-infinite hot water is a pleasant feature (when it's not being randomly shut off without warning by the maintenance crew) and the small outdoor balcony is nice for cool evenings. Location-wise it's not too bad. You're right next to a laundromat, grocery store, several fast food restaurants, and bus stops that take you almost every direction in Long Beach. These bus stops come in handy, since parking is a nightmare in the area. If you have more than one car, someone in your household is going to have to park half a mile away (if you get home after 4pm)... The inner-complex tenants will be subjugated to a lot more sound in the evening due to college student parties, but that's not an issue for everyone. People living near the Park Ave side will notice at least one transient a week tripping on drugs, or belligerently drunk. They'll root around in the parking lot dumpsters and scream a lot, so be prepared to have the local sheriff's station number on speed dial if that makes you uncomfortable. Female college students should be wary about walking alone at night. The complex has roaming security, but not once have they been around when needed. (They're with Platt Security btw, if that tells you anything)... Apartment management is friendly and helpful, though the same cannot be said for the maintenance crew. Most of the people who came to fix something ended up breaking things further, or "forgetting" to order replacement parts for screens, doorknobs, ect. If you're a DIY type of person, you're better off fixing things on your own if you can. As we were leaving, the apartment was beginning a major renovation that will likely hike up costs. They may be trying to push out the college students in favor of higher-class tenants, as we noticed a rate spike upwards of $700/mo... We couldn't justify the $3000+ per month they were asking for, especially since my girlfriend and I were done with CSULB. All-in-all, Beverly Plaza was an okay experience, but the neighborhood has starting becoming unsafe due to the closure of the nearby police station, and the flashy upgrades to the complex just aren't enough to justify the extreme increase in rent.
