BEWARE

Save yourself the trouble! Management is the main problem at Live Oak. They never accept responsibility for any issues. Either you or their subcontracted third-party partners they use for various services are to blame when something happens. A few other negatives about Live Oak: The day I moved in, I left to load up more of my furniture from my previous residence which was only 1 mile away. When I returned an hour later, I noticed that someone had attempted to break in to my vehicle. Later on, during my residency at Live Oak, my other vehicle was broken into, and later stolen. Keep in mind they have hired security guards on duty every night. I notified -----, the manager. She showed no concern whatsoever. I didn't expect her to get me my car back or anything like that, BUT, I did expect her to notify the security guards to keep a better eye on things, which she did not do. I found that out because I asked the security guard 2 days later if he had been informed of the situation, which he said he had not. Another issue is noise. The gardeners come at 7am every Monday to start work. If I'm not mistaken, the city of Modesto has a commercial noise ordinance in place which says that noises from commercial equipment aren't allowed before 8am. Road noise is also a problem. I could hear all sorts of vehicles constantly, even though my apartment did not face the street, which leads me to believe that insulation is very poor in these buildings. I can also prove that insulation is not good because temperatures are intolerable during winter and summer months. The apartments do not have ceiling fans, which would help drastically with cooling in the summer and also to air out smells or smoke from the kitchens. In the hot summer months, I would turn the air conditioner on to its coldest setting and it still would not get cold enough. This, I believe, has to do with the poor insulation, as well as less than decent ventilation system. As for the ceiling fans, it would help keep smoke from the kitchen away from the smoke detector, which is installed in the dining area next to the kitchen. The fans would also aid circulation if you'd rather open a window to cool the apartment down. Instead, I was forced to attempt cooling the unit down with the air conditioner, which looked to be an original thermostat from when the apartment was built in 1988. Talk about not being energy efficient! $300 per month to run A/C in a tiny little apartment during the summer is ridiculous. Like I said, the A/C unit was so bad, I'd still break out in a sweat. A couple other issues were that the drains always backed up, in EVERY sink. Maintenance attempted to fix this once or twice. Never did I see an improvement in drainage after they "serviced" it. There was a mold issue. Again, it was fixed once, but, returned not long after. The dishwashing machine NEVER worked once while I lived there. Management was called to have it repaired, but never did anything about it, just like improving their security. Are you starting to see a trend here? You can pay the same price for a nicer, more modern apartment in better parts of Modesto. I regret that I didn't shop around more. I'm compelled to write this because I'd hate to see other people put up with what I have. I think the place would be halfway decent if the ownership was to find a replacement for -----, the manager. I know she comes on here and posts fake comments by "anonymous" users trying to explain the positive experience they had with Live Oak to boost its reputation. You can tell by the way all of the positive experiences seem when you read them. They're simply too good to be true and don't coincide with the experiences of the REAL people who have lived there, myself included. I despise this company so much that I'm on the verge of filing a complaint with the city of Modesto, in hopes that they will investigate what's going on over there. It's really that bad. All of these bad things can go away if they hired an apartment manager who not only cared about their job security, but the tenants who live there. If they cared, every issue would be resolved quickly, every time. Basic maintenance and repairs cost the ownership/company money, not management. This is a business, and I'm sure the owners recognize that. They should know that their profits would increase by spending a little here and there to fix things, rather than assuming the profits increase by avoiding it because they think it's costly. They already employ someone to do maintenance. Everyone knows labor costs more than parts, so why hire someone to fix stuff if you're not going to have them fix stuff in the first place! Issues being handled properly would boost positive word of mouth and overall public image. I'm sure ownership would address all of these issues if they were aware of them, but it appears that management has pulled the wool over the ownership's eyes, so to speak. Please take my advice and look for another place to live. If my review gets deleted, I'll be sure to post back up as soon as I find out. I know what's going on with Live Oak and with the reviews being left here. I'll make sure they don't pull any more fast ones.
