From July of 2015 throug March 13, 2016, I resided in Coronado Newport, a UDR community. Upon moving in (I took over the lease of my roommate's previous roommate) I was not given any paperwork to conduct a walk-through. The entire complex was unsatisfactory, unclean, and unkempt. Due to unforeseen circumstances, I had to move in immediately. Maintenance within the bathroom was not up to date. There were cracks at the base of the shower and along the walls. My apartment was infested with roaches, and my two emotional dogs immediately became infested with fleas. My car was towed the first day upon moving in because the front office failed to give me a parking pass and refused to reimburse me the cost of getting my car out of towing, even after admitting their fault. The water is turned off all the time and there was construction constantly. Despite the many requests my roommate put in for her shower to be fixed, it never was. We finally had to start sharing my bathroom. Residents do not clean up after their pets and there were dog feces everywhere. Multiple residents had similar complaints about living at Coronado Newport. "The property is not clean. Beer cans and bottles are left all over on a regular basis. Instead of picking up the property they spend more time "checking" parking stickers and making extra side cash from the deal they have with the tow company, DTS in Garden Grove." "Cons: 1. Dirty and smelly 2. Loud 3. Clothes stolen from Washers / Dryers. 4. No good events and even if they have occasional events - no one attend it. They recently has a "Christian missionary" sponsor a summer pool party and it was a huge FLOP. 5. Not a safe community - I mean it. Homeless people come inside laundry rooms, store items and use facilities in Pool and Gym areas. It got worse every year." "There's black mold in the ceiling from a water leak above and all they did was paint over it. The place smells of trash everywhere and people are constantly smoking cigarettes or weed. Peoples dogs are constantly barking." "As a resident of about 2 years here, let me break down the Coronados for you. Drugs. Drugs everywhere. Hypodermic needles all around the property, at the stairwells, in the grass, everywhere. If you're an ex-con, rest assured! They WILL approve you for an apartment. You live in the only place in newport beach where you have the possibility of being a victim of a home invasion robbery.The management is horrendous. After they give you the "here is our beautiful pool" walk through and get you to sign a lease, good luck trying to ever get them to respond to a request for service. Odds are, at some point your pipes will burst and flood your house (happened to me, twice). They will then tell you that you are liable for the damage. If not, you will have cockroaches or pedophiles in your building (check megans law website). To recap, if you are a drug addicted ex con who doesn't mind home invasions, cockroaches or the occasional full apartment flood, THIS PLACE IS FOR YOU! If you are anyone else, then don't rent here." (Reviews provided by yelp.) Before moving out I scheduled a walkthrough to ensure I would not be surprised with any charges. I was ASSURED that I would not be charged for things such as the cracks in around the tub and the carpet would be sanitized because I had dogs. However, when my roommate and I received our final statement, of course we were surprised at the charges: Carpet replacement, prorated credit for 43/60ths of cost $339.42 Cleaning charges $100.00 Painting, prorated credit for 18/24ths of cost $68.29 Reglaze bathtub with enclosure $175.00 Total additional charges/credits/payments $682.71 Coronado only replaces their carpets every five years, which is disgusting considering they are fully away of the roach and flea infestation (where do bugs lay eggs? In soft, warm places such as carpet.) When I contacted the corporate office and spoke to the billing manager, she was less than helpful, VERY RUDE AND SNIDE. She cut me off midsentence to interject with her "comeback" then proceeded to condescend me and ask me if "I understand what she's saying." When I mentioned the roach and flea problem she pulled up my file and told me she did not see any service request. I told her to call the office because I did ask for information about the roaches. She refused to call the office and said that's not her job. When I asked to speak to someone else that could help me without interrupting me, she said she was the highest person I could talk to and she would not drop the charges simply because it sounded like I didn't like living at the Coronados and I chose to live there. As far as the bathtub reglazing, why are we being charged for a maintenance issue? My roommate even recorded these issues on her walkthrough upon moving in, yet Coronado is still trying to squeeze as much money out of us as they can. I was specifically told that these problems would be fixed by maintenance once we moved out. However, the woman at corporate said that whatever I was told during the walkthrough means nothing and they don't have the power to tell residents what will and will not be an issue. If that is the case, Should UDR provide their employees with training on what they can and can't tell residents during walkthroughs so they wont be blindsided when their final statement arrives? After getting off the phone with corporate, I emailed the apartment manager my complaints to which he responded with "contact corporate." Almost all of the residents at Coronado are unhappy with the living conditions. For as much money as the Coronados charge, the living conditions should be a millions times more acceptable.
