My family has rented homes and apartments for about 14 years and we have never had a better experience than with Madison Hills. My husband, two daughters and I were residents for three years, and have recently moved with nothing but positive things to say. We absolutely recommend this community to any family looking for a safe, friendly, beautiful place to live. Management: Amber Morgan, the manager, is professional and a genuinely great person. She truly cares about her community and her residents. Every interaction we have had with her was great. In this community, the residents all talk to each other and everyone agrees that Amber is fantastic. While trying to find a house, we ran into one problem after another. We had put in our 30 days with Madison Hills and were supposed to be out by the end of August. When another application was approved over ours, we called Amber to ask if there was any way we could stay longer. She extended our move-out date and was helpful and accommodating, even though they had already rented our apartment. We found another house, but our move-in was delayed because it needed extensive repair from the previous residents. I anticipated moving our home's contents into storage and staying in a hotel for weeks. I knew there was no way we could extend our stay any longer since someone else was moving in, however we asked Amber just in case. She was so understanding and moved the new person into another unit so our family would not be on the streets. I actually cried of relief and gratitude. Seriously, what property manager is this amazing?! Maintenance: Things break. It's a fact of life. But the maintenance staff was immediately responsive, usually there within a few hours of putting in a request, and any appliances with issues were quickly repaired or replaced. They went out of their way to exceed our expectations. We even tried tipping for their outstanding service and it was refused with a "No thanks, I just wanted to make sure you guys were taken care of." When seeing any of them around the grounds, I was always genuinely greeted with a smile, wave, a friendly chat. We had an after-hours emergency one night when our neighbor's pipe broke and the staff was there within minutes and had it resolved, cleaned and dried very quickly. Home: The homes are decent sized for apartments, with large bedrooms, massive closets and living rooms large enough to fit a sectional! The wood burning fireplaces give the home a nice cozy feeling, like you are in a house, not an apartment. The kitchens are small, but well-lit with natural lighting and plenty of storage. The walls and ceilings are well insulated - I could rarely hear anything from any of my neighbors (and my upstairs neighbors had three children!). The only complaint about noise I had was from Madison Ave (our master bedroom window faced the street), however our upstairs neighbors stated they didn't hear much from the street. Maybe it only affects the bottom story? Grounds: Absolutely beautiful. Mature trees shade the entire complex, there are grass, flowers and shrubs throughout. It has a very park-like feel. The landscapers were very efficient (they come every Monday) and friendly. There are two pools and spas that have recently been renovated, and they added a beautiful fireplace and barbecue area to one of them. There is an area in the middle of the community that they plan on using for a Club House (or someone mentioned a rumor about maybe a dog park?). The common areas are kept very clean - maintenance tends to them constantly. The parking is not great, but definitely not the worst. Community: This is one of the most important things. I have never lived in an apartment complex that felt more like an actual community or even small town than this one. All of the children play together. All of the residents talk, look out for and care about one another. It is pet friendly to the extreme. It is Orangevale to the very core. I don't understand the negative reviews about the noise or crime. I never once saw the police at the complex. I rarely locked my front door. I never locked my cars. I never had reason to complain about any noise. I never had reason to feel unsafe or that my two children playing outside on the lawn with their friends were unsafe. Even though I moved to Folsom, and some of them have moved to different cities as well, I still keep in contact with my wonderful neighbors that I am proud to call my friends. Overall: Hands down, the best option for an apartment in Orangevale. I read through the reviews before posting my own. It appears the majority of negative reviews are for previous management, one-off issues with individual apartments, or when external building renovations were occurring. People tend not to leave reviews about positive experiences, but if they're upset about something, they want the world to know. Take it from a former resident, as well as the silent majority of residents: this place rocks!
