My primary complaint with this Del Flora is that tenants are kicked out in order to get away with raising rent above the state law of 5% (Tenant Protection Act of 2019; AB1482). At least a dozen of us were given a “Thirty Day Notice to Terminate Tenancy” letter. I talked to several of my neighbors who were all given the same notifications as I was (please see pictures on Yelp). We were all told by Monica and Ericka (property managers) that corporate is not allowing anyone to renew their lease because they want to renovate. The new rent price at Del Flora is $1895 for a one bedroom, an increase of over 28% from last year’s rent price. Raising rent this much is illegal in CA. So Del Flora is getting away with this by forcing people out of their apartments with only a 30-day notice and increasing the price for the next tenant. Don’t move here unless you’re willing to move again in 11 months. They are also not cleaning units before renting out again, as noted in one of the three notices they give out, placing the cleaning burden on you before you leave. If you fail to meet every item on their check list, you will lose your security deposit. Del Flora is even performing a sketchy “Move Out Inspection” before you even leave, with only 24 hour notice.
