over the most recent 365 day period. The index is presented as a familiar letter grade format to help renters evaluate all aspects of life at a community.
SatisFacts, a sister company to ApartmentRatings, offers surveys that measure renters satisfaction at key points throughout the renter lifecycle: Touring, Move-In, Maintenance, and Lease Renewal. The questions from each survey type that are based on a 1-5 point scale are then added into the calculation of the community's epIQ Grade.
Not all communities use surveys and therefore may not have any survey information on their report card. These communities will show an "N/A" for their survey sections.

Dear Sir, Thank you for taking the time to make post about the quality of the University Village Apartments. I am not sure if you are speaking about the right apartments as we do not have elevators and hallways in our building. That being said, as of June 2011, we have new management that is making it the priority to address tenant issues and the cleanliness of the property. Jason Mak Property Manager
Thank you for your kind words. We are indeed the closest location to campus. We also have a new property manager who is making it his priority to make this the top choice for students by addressing tenant concerns, overall cleanliness and curb appeal, and better service. While our building is an older one, we have spent over $30,000 this summer to rehab common areas and upgrade vacant units.
Paul is a good man and has been here since the old management who were fired for stealing from the owners. Since then, he has done a great job in running the apartments. He is very helpful and a good man to talk to.
Dear Sir, Thank you for your response and making us aware of your experience at the University Village Apartments. Based on the date of your posting, this was when we had the old onsite managers working there who have since been fired for doing a sub-standard job at running the apartment buildings. Management also has a cleaning crew to go through each vacant apartment to make sure that the units are 100% up to our standards before we allow any tenants to move in. Paul and Keith are our current managers and have been instructed to take care of tenant concerns as a priority. We have also spent over $30,000 rehabbing common areas and older units this past summer. Again, we apologize for your experience here but rest assured we have taken the corrective measures to ensure this won't happen to future residents.
Dear Sir, I'm sorry for your experience here. Since your posting, we have fired the old managers who were indeed "scum bag operators" and brought in a new team. Dear Sir, Thank you for your posting. Since you wrote, the management has changed. We realized the old managers had been treating our tenants poorly and that was unacceptable. Our new managers are making customer service a priority. Our new units have been repaired for the squeaky floors and our new turnover process is much more fairer. Dear Sir, Since you wrote this response 8 years ago, management has changed hands and we have spent a lot of money upgrading the property. We do appreciate that you posted about your experience. Dear Sir, We apologize for your disappointing experience here. Rest-assured we have changed management who have placed tenant work orders as a priority. Furthermore, we do not believe the area is claimed by a gang anymore. The tenant profile has greatly improved. While we do have to evict tenants every once in a while, we usually only initiate the eviction process with troublesome tenants who consistently fail to pay rent and make trouble for the rest of the community. Finally, we have upgraded most units with newer AC units as we know it gets plenty hot in the summer. Thanks for taking the time to post, Jason Mak Property Manager
