Dear Dottie, Thank you for taking the time to share your experience at La Riviera Commons. We're pleased to know that you've been happy with the location of our community, the size of your apartment, and our office staff; but we regret that you're unhappy with your new lease terms and some of the aspects of community living. Rent prices and lease length are both determined by availability and demand in the market, and there can be significant changes in the market in just a few short months. Consequently, apartment communities must re-evaluate pricing at the end of each lease period. We perform an extensive market survey each month to ensure we are competitively priced. The quantity of guest parking and construction of our buildings are typical for the age of the community, and we have done our best to put regulations in place that promote respect and consideration between residents and generate a quiet, pleasant living environment. Although pet droppings are a potential hazard at any pet friendly community, we understand your frustration over owners who don't clean up after their pets, despite agreeing to do so in their lease agreements. We do all we can to reduce any related inconvenience for our residents, providing pet stations for easy disposal, and having our maintenance team clean up remaining droppings. Dottie, I would be very happy to review your concerns with you personally or to address the issue with any fellow residents you feel may be violating our policies regarding quiet times, parking, or pet clean up. Dear Anonymous, We appreciate the positive rating you gave our community, even though you did not have a positive experience with your recent plumbing issue. I looked into the matter and found that the part required to repair your leak was scheduled to arrive this past Monday, but the part was delayed and we neglected to inform you. I sincerely apologize for our oversight and for any mess the staff or contractor made when they were evaluating and covering the ceiling area. This is not the way we do business. It is our policy is to notify our tenants of any delays and to leave the premises spotless when work is completed. I have reminded everyone how important it is to adhere to this policy. However, I am at a loss regarding your lack of hot water. There were no changes made to your water lines, as the leak was from a drain line, and no pipes were cut or damaged during the inspection. Regardless of the cause, we deeply regret any inconvenience you've experienced. Please let us know if you have any further disruption with your water supply, so we can correct the issue promptly. Dear Quailbrice, Thank you for your input in this forum. We appreciate all comments so that we may review them and correct any deficiencies that may have arisen. Though your move-out from our community was over 18 months ago (your actual stay was 2009 to 2011) per our phone conversation last week regarding the Unlawful Detainer filing that was placed on your public record and our inability to remove the record as the filing was submitted to courts correctly. We would be happy to report to any future landlord that your account was promptly paid in full. I would like to address with our staff your concerns during your stay here. I am sorry for any issues with the pool hours. Our lease agreement states that the pool is open daily until 9pm unless other circumstances require it to be closed including improper use of it. We strive to correct any maintenance issues as soon as possible including problems with air conditioning units. I do see reference in your file of work being done on your HVAC unit and that while we were working on it a portable unit was provided until your unit was repaired. We have weekly pest control services available to all of our residents in the event of any issues with pests. Perhaps some of the ant issues you experienced may have been the result of the excessive cleaning that was required upon your move-out as we found cat litter and food items throughout the apartment that may have caused the issue. Noise is sometimes an issue in apartment living and we ask all residents to respect their neighbors privacy. We are sorry for any laundry issues you may have had, crime has no address and can happen anywhere and at any time. We are proactive in deterring crime, working closely with our patrol service and local law enforcement agencies and we also ask our residents to help us in this action by not leaving items in their vehicles or laundry unattended while using the laundry facilities. Working together with our residents, patrol service and local law enforcement, we can keep any crime to a minimum. Again, we are sorry for any issues you may have had during your stay at La Riviera Commons. Sincerely, Michael B. Community Director

Dear Anonymous, We appreciate your feedback in this forum and always review them and strive to correct any issues or problems. I will review and address with our staff any continuing issue you have with gutter over-flow or water intrusion into your apartment. If the repairs in the past are not satisfactory then we will need to correct the issue. Just contact our office so that we can create a follow-up repair order. As you pointed out, we have been proactive in our deterrence against crime here at La Riviera Commons, with the installation of cameras systems around the parking areas and in our laundry facilities. Unfortunately, though we wish we could have a system at every point at the community, logistics do not allow it. Crime has no address and occurs everywhere, we have preventative measures such as the cameras, courtesy patrol and on-site staff as well as our residents to help prevent it. As with most apartments, parking is limited and we provide one reserved covered parking spot for each of our residents. To help with parking, our Lease requires that all vehicles be registered and "street legal" so that vehicles are not stored. I am sorry for any misunderstanding regarding your Lease Agreement.
