Update, still noisy.

A month later and nothing has changed in terms of noise. There is still frequent stomping/noise from the upstairs unit at all hours of the day/night. This apartment continues to be an unpleasant environment to live in.

    do not move in here the wall are paper thin there is no insulation and u can hear your neighbors cough from upstairs or downstairs and hear full on conversation in the other apts. do not move in here if u want privacy

      One of the best apartments

      I love this apartment because they take care of their tenants. Amanda and yo-yo are the great management They make sure you are safe even their security are very responsive. I am proud to say I live in crystal springs terrace.

        Worst condo to live in. Don't bring your family to live in this terrible condo! Poor infrastructure. We moved in January and got an apartment without any maintenance! One of the clogged showers! The 2 bathrooms do not have hot water in the bathtubs. Broken blinds, damaged and dirty kitchen utensils!!! Bathrooms, with broken and clogged parts!! Nothing works, we asked numerous times for maintenance! The apartments are not insulated and we had the bad luck to live under people who spend their nights awake and moving furniture! Seems to work indoors during the night. We can't sleep and the Office does nothing. We have already registered several complaints for noise and requested a change of unit. The Office has done nothing so far! There is no maintenance or support of any kind. The only concern of the Office is the collection of rent and if the balcony area is unoccupied. Don't make this mistake, your family will not be safe or comfortable in this condo.

          We lived at Crystal Springs for 2 years and we can recommend the apartment to everyone. Valerie and the staff are excellent and always present on the property and providing great service. The amenities are very well maintained and always available to the residents and guests. We had a great time and recommend the apartment to anyone. SG

            * Nestled next to a county park, CST is a gem in San Bruno * Convenient to 280/380/101 * My apt is at second level, vaulted wood ceiling like a holiday chalet * Environment: Clean and Quiet * Property Managers Valerie and Yuyu always taking good care of me and my apt * Night Security Yuri is very helpful * I have lived here since Sep 2004 ! I think that tells a lot. :)

              The apartments have absolutely no type of barrier or sound insulation. My life and the life of my family turned upside down when we had the misfortune to live below a super noisy resident who did not respect us: They stepped so hard on the floor that they would wake us up if we were asleep, as they got out of bed it seemed like they were jumping on the floor, always letting things fall to the floor. They lived as if there was no one living beneath them. Several times I came home from work and found my wife sleeping in the living room because it was impossible to sleep in the bedroom. The noises occurred after 11:30 p.m. and ended when they slept around 2:30 p.m., with noisy days passing until 3 p.m. in the morning. The property director knew everything that was happening in the apartment and did nothing to solve the problem. Of the few times she responded to my emails, one of the answers was that I should look for a home because I would not find the neighbors quiet in the apartments on the Crystal Springs terrace.                 Good apartments, I love how people say it's cold there. The location is strange in that it's actually 10 or so degrees colder than everywhere around you. If you travel to the Airport or Daly City it will be 10 degrees warmer there for some reason. It's great in the summer, but in the Winter you need to use heaters. (I don't mark that as a negative because it has nothing to do with the apartment complex.) The people are friendly enough to me. I was never late with rent, so I don't know how they are towards late payments. The apartment was older, so it did breakdown sometimes, but they were always VERY responsive in replacing and fixing things. Right next to a park, which is awesome. The freeway is annoyingly loud though. If they could build a sound wall that would definitely help. All in all I enjoyed my stay while I lived there.

                    Avoid at all costs. This place is EXTREMELY noisy with construction everywhere. It is right next to an industrial waterworks building. You can't see the building, but believe me, you can hear it. There is very load pounding noises starting at 7:30 AM until afternoon every day. avoid at all costs. Also very overpriced.

                      Crystal Springs Terrace isn't that bad

                      In fact, after living here for almost 6 years, I will say that over-all, it is one of the BEST places to live in the SF Bay Area. I've lived EVERYWHERE (Burlingame, San Carlos, San Mateo, Hillsborough) and I will say when you decide to live someone, you consider location: - it is near 5 minutes from SFO, yet far enough away to enjoy natural surroundings - it is a 20 minute drive to Pacifica or to Ocean Beach, San Francisco - the drive into the city is 15-30 minutes depending on time of day/traffic - Half Moon Bay is 30 minutes away - Santa Cruz is 45 minutes away - Best commute to the city or to San Mateo or Peninsula - Best location to 280 South; San Bruno Avenue; 101 North/South - Awesome park across the street for picnics, power walks/runs - The best Lunardi's store (Peets, Huge Deli with assorted choices, best meat and veggies, and wine tasting) with an awesome trail across the street. - Gas station across the street from Lunardi's (San Bruno Avenue/Skyline/35) - Quick access to 280 South - Skyline Storage across the street from Lunardi's - Luscious trees, birds, hawks, wonderful surroundings - The staff are very professional - think about it, they manage 30… See More>

                        Not worth it

                        My lease is up in 4 months I cannot wait to move out! 1. They do not tell you that you are responsible for water and garbage until it's time to go over and sign the lease. So they purposely do not include the cost of utilities when posting for a unit. That's how they lure people in. 2. There is not kind of insulation in the unit. Which means, when it's cold, it's freezing. You can literally see the air coming out of your mouth when you talk or breathe. And when it's hot, the unit is like a sauna. Opening your windows does do a damn thing. 3. PG&E bill is just outrageous! I have never, ever had to pay so much for a studio before. I previously lived in a different complex down the street (a 1 bedroom apt) with a PG&E bill of $20. Crystal Springs must have some really old electrical system because PG&E bills come out to $50 for just a studio! How does that make sense? 4. The walls are extremely thin!                           Nice views, pretty apartment, terrible insulation and NOISE.

                          My husband, then boyfriend, and I lived here for 2 years before buying out house. POSITIVES The layout of the apartment is nice. I really liked the high ceilings of my unit. My balcony was nice and I had pretty views. Lots of trees outside my balcony made for a nice atmosphere. The staff was friendly and helpful. Though parking is kind of a pain with two cars, I never had a problem getting a guest pass when I had a visitor. Hot tub was nice. It was usually in good condition and clean. Never used the work out area but it seemed decent. Pools are nice, there are 3 of them. They did not charge us anything upon move out (security deposit). -NEGATIVES- -The insulation is awful. It's freezing cold in the winter and boiling hot in the summer. -Along with that, it seems that when they built this place, they assumed that San Bruno meant San Francisco and they did not need to put in A/C.                             Crystal Springs Terrace is Great

                            I had no problems the year I was there. If I could house train my dogs we'd stay. Great weather, batcave-like drive to get home, and the management crew, maintenance crew and security were friendly, efficient,and understanding.Thanks for everything maybe I'll come back if my dogs run away.

                              there are definitely better places out there

                              I lived at CST Apts. for almost 8 years. Good features: Rent was lower than other places (and since I lived there long term it didn't go up much), great access to 280, walking distance to County Park, functional gym room, office allows you to make copies & fax; they also hold packages. Cons: terrible heating, mold issues, limited storage, ineffective security, thin walls (I was on the top floor, but the entire apartment shook when my neighbors walked across their living rooms), noise problems, limited guest parking, limited and inconvenient laundry, can't get anywhere without a car, obvious drug activity. I was there long enough to see THREE different apartment managers come and go; some were nicer than others...#2 was worse than your stereotypical used car salesman. I never really felt completely safe, either. Aside from the dark walkways and drugs, police officers would show up periodically to check in on the parolees that lived on the premises.                                     Crystal Springs Terrace is owned by Gerson Baker & Property whose offices are in San Francisco. I am shocked that for a woman owned business, that they lack in the customer service department by hiring lame office workers with glorified titles.I have to sadly say I agree with the negative reviews on Yelp and on this site about what it is like to live here. Gerson Baker & Property make bank from this property but they don't do anything about keeping their tenants loyal to this place. They could be flexible - reasonable, they it's all ONE sided. If they run this place llke a business, then their office staff should be trained to work with a good tenants and offer a HIGHER class of customer service. Note: good tenant=pays rent on time, lived here for 5 years. This building has alot of problems. I'm sure they can't change things overnight. But they should make it up to the tenants then, if you can't learn how to make this place GREEN and energy efficient, then let the tenants run cables up the wall, as long as it's clamps not drills..Please, be reasonable.                                         This apartment sucks

                                        I cannot wait to move and oh yes my lease is up in a month. The management tell lies and the walls are super thin, i mean thin. I feel like I'm involved in a three some from hearing the neighbors have sex, and let me tell you you can hear everything. I wake up to my neighbors alarm clock every morning, 3 hours before I have to wake up, and if his alarm does not go off trust that I am then woken up by the fan in his bathroom because those were made around 1824. You pg&e bill will be high because the heaters are ancient and it doesnt look like they are going to replace them any time in this century. There is no insulation and I can see the cold coming out of mouth in the winter. Basically they charge to much for this place. I would say a decent amount to pay for a 1 bedroom here is around $1025 not the $1495 they charge.                                           Lived in 2 other apartments in the past 45 years and this is the best!

                                          If you are thinking of moving here, you are making a great decision. I have lived in two other apartments in the 45 years and I can tell you that this one is by far the best one. The apartments are spacious and comfortable. I live here with my mother who is disabled and I can honestly tell you I am very comfortable leaving her home by herself during the day while I go to work. Mind you these apartments are a little old but are fully remodeled and are beautiful to live in. Yes the rent is a little higher than most apartment complexes but please understand we have 3 pools a gym and a club house where you can entertain or just have some fun playing some pool with some friends. If you go to any of those new apartments along El Camino in San Bruno they have the same amenities but are so much more expensive.                                             Oh my God, please SHUT UP!!

                                            I'm writing this review at 3:44 AM since I was woken up by my downstairs neighbors yet again. Luckily it's a Saturday and not a weekday like usual. We moved into this apartment, and it was great for the first...I'd say, 4 months. Then our downstairs neighbors moved in. They make so much noise! The walls (and floors apparently) are so thin, it sounds like they are IN our apartment. We've called the security, they never show up. We go to our leasing office, and they assure us measures are being taken, but our neighbors are still making noise. I've probably called security on them about 5 times, called the police twice, called the office twice, and complained in person once. The management has either done nothing, or nothing substantial enough to make my neighbors shut the hell up. The neighbors are not all. We also get bats living in our roof (we're on the top floor) and Bees, yes bees as in bzzzzz, in our walls. I'm not talking one or two, or even 50 bees. Thousands of bees inside the wall.                                               Pros and Cons

                                              I've lived at CST since summer of 2005. Bldg. 1 is a good bldg. and my apartment faced the park, and the balcony was covered with trees, so it was nice sitting there watching / hearing the birds, having coffee and relaxing. Then we moved over to another bldg. closer to the road, not bad. We didn't experience the bat or mold issues. Luckily we had both cars under one stall in the same bldg. It doesn't hurt to hit the staff with clear requests, and to stay on top of them because spots do free up. People need to pay attention to their neighbors and when they move out, ask the staff for their storage unit and parking stall. We moved into another bldg. but our bldg. is somewhat normal/quiet so we don't have the noise, bad neighbors issue. The walls are thin, and you will hear things...but you do get used to it.                                                 CST is not a fun place to live

                                                I lived there for 2 1/2 years. Thought it was great when I looked at the 850 sq. ft. 1-Br apt.; the only problem being, they make sure to show the units when no one is really at home so that there is relatively little noise compared to when neighbors are home later in the day; when people are home, they show "models". I got lucky and was issued a parking stall right in front of my unit. There doesn't seem to be a pattern of how things are assigned, pretty random. If you want a 2nd parking stall, that's an extra $50 monthly. And when you go to the office for a "visitor stall", you'll find when you get to the stall another car is parked there without a permit and you then have to get a new space. Same will happen with your assigned stall. I had to pay $25 monthly for my cat as "pet rent", therefore I didn't inform the office when I got a 2nd one.                                                   It's full of mold and the heaters are old.

                                                  The title speaks for it's self. I'm currently renting a 2BR/2BA apartment at Crystal Springs. I can't wait to get the hell out of this place. Here are some things you should take into consideration before moving here: HVAC: *No ceiling fans resulting in sleeping buck naked during the summer because it's so darn freaking hot in your apartment. * Poor ventilation resulting in mold. * Wall heaters are from approximately the 1970's and they don't heat a darn thing. If you use them you re asking for a really high PG&E bill. * No double paned windows resulting in freezing temperatures and excessive moisture consumption. Parking: *You have to go to the office and obtain a visitor's pass every time you have guests. *Service Requests: Problems are never fully addressed. The maintenance staff does a half --- job on painting/maintenance repairs. There are a few other issues that I didn't have time to mention. I'm sure you can read all about them below this review.
