First thing: The main office will occasionally run promotions asking residents to come here and give a good rating, and in exchange, give them a gift card somewhere. Reader beware. I opted out of that promotion and decided to come give my honest opinion instead. Not all bad, but not all good, so I'm sure I wouldn't qualify for the incentive. Pro's: 1. Maintenance is very quick to help with problems. We only had to call them once, but they responded within just a few hours. 2. Online account management makes paying rent easy. 3. Our 2br/2ba comes with two parking spots. One is great, nice and large. The other one is very small, my husband and I are small-to-average-sized people and the car we park in our second spot is an average-sized four-door car and we have a tough time getting in and out of the car once we've parked it. (Guess this is a pro and a con mixed together.) 4. The office will sign for deliveries if you're not home, and if it's a big package, they'll use the golf cart to bring it up to your apartment so you don't have to drive down there and back. 5. Staff is friendly. 6. Pretty interior. Our unit has a vaulted ceiling, which makes the living room feel bigger than it really is. The walls aren't plain white, and you can paint them if you want, it just has to be painted back before you move out. I think when we moved in they said we could do it ourselves, or we could pay for them to do it. Con's: 1. Rent, utilities, water/sewer/trash/etc. come out to $1,700/mo for 1,017 sq ft, PLUS a large pet deposit AND $50 dog rent per pet, per month. We could have found something more affordable but we were specifically looking for a place in this area that had in-unit washer & dryer (available in some units) and allowed dogs 25lbs. 2. One of our toilets doesn't function as well as the other. Our guest ba is great, but the one attached to our bedroom can hardly be used because it always clogs up. 3. The property appears beautiful at first, with trees, flowers, shrubs, and grass everywhere, until they come through and tear it all up. There is literally always "beautification" going on somewhere in the complex, which just means sawing trees down, sending them through a wood chipper, and ripping up grass and vines. The area near our apartment was much prettier when we moved in than it is now. They tore down all the adult trees and put saplings in their place, I guess so they can cut those down as well once they're big and beautiful. Thanks for running up the rent with a service it seems many of the residents don't actually want -- complaints about the noise and ugliness this creates seem pretty common on this and other apartment rating sites. 4. Water bill is outrageous every month. It might not be so expensive if sprinklers weren't watering the parking lot to the point where water will form a shallow river and run downhill. Until recently the sprinklers would run at awful times, but that seems to have been fixed. Hopefully they don't "fix" it back. 5. No liner in the front door, so it's hard to keep the apartment at a comfortable temperature without cold air seeping in during the winter, or all the a/c air seeping out during the summer. 6. Walls are SUPER thin. We can hear our neighbor moving around in the bathtub when she takes baths at night. Literally just the sloshing of the water carries through the walls. 7. We know someone here whose motorcycle got stolen right out of their parking spot, even with the contracted "24/7" security patrols. (Cost of this just drives up the rent even more.) Hope that helps. Just things to look out for if you're thinking of moving in. We're not so dissatisfied that we plan on definitely moving when our lease is up, but we're thinking about it. Moving is a lot of trouble, and somewhere that fits exactly what we need is hard to find. If your needs aren't that specific, there are other complexes within walking distance of this one that you'll want to make sure you check out, too. Edit: April 5, just a couple days after posting this, wouldn't you know they're out there with their chainsaws blasting again!
