I am writing as part of the Mgmt crew and also as a Resident of 3 1/2 years to give you both sides of the spectrum. <br>1. Construction: Yes there is construction during work days/hours. But, where downtown is there not? They plan on doubling the amount of units in DT by 2009. If you work from home or are highly sensitive, you may not want to choose a home on 9th or Ash. Honest truth. However, if you do not mind it, chances are you may be able to negotiate a better rate. I live on 8th (Flip side)and have never been rudely awaken or disturbed by noise. FYI... Construction is complete in November per PCL (Builders of Aria).<br>2. Misc Noise: Our pools/spas are locked at 10 & we have On Site Mgmt that responds after hours to parties and lock outs. The community is very quiet for a DT community. I stayed overnight at a friend's house last month that lived on 5th and K. I didnt fall asleep until 2:30 because of the people on the steets after the bars let out (this was a Tuesday, BTW)& I had to leave her condo at 6am becuase of the constuction, homeless waking up & people walking the streets (that were probably still drunk from the night b4). <br>3. Vagrants: Cortez Hill is the area with the least amount of Homeless. Try living in the Gaslamp or East Village.<br>3. Foundation: DBL paned windows and DBL slabs of drywall is the best you will find in new construction. You may find concrete walls in older construction or some loft style. But it will also feel sterile.<br>4. Cable Provider: In the past, I received many complaints of price and customer service of our provider and was begged to replace them with Cox. I now own a home and use Cox and they suck. I have spent countless hours on the phone with them due to billing issues, I have been hung up on 2x when asked to speak to a Mgr after waiting 30 minutes on hold and my bill is still $90/mo. They really arent any better. We are contracted for 10 years. It's not going to change. Call me if you have complaints. I have fought for addt'l features such as High Def and Tivo, which are now options. I have also seen a tremendous improvement in customer service. Price is the same as Cox. <br>5. Overall: We have an extrene amount of long standing Residents and have had many, many returns to our Community because of our Friendly Staff, Great Maintenance Team, Pretty Landscaping, "Homey" Feeling 2 & 3 Story Townhouses and an Overall Good Location. We are an 8 minute walk from Petco Park, the Gaslamp, Little Italy & Balboa Park. I have put only 16k miles on my car since July 04 because of the locale.<br><br>Hope this Help!!! Heritage MGMT<br>
