I was looking into moving there as my lease is up and I don't want to extend. THey were offering "deals", like most large property owners/managers, which appear attractive of course. Pro: Patio is a mostly patio-less/balcony-less city; Location, location, location -- walk to all kinds of shopping, my work location was almost walkable. Cons: soooo much beige carpet, and third rate vinyl in 2, small, areas; 800 coats of beige matte, gets-scratched-by-looking-at-it paint, with the most closed off, claustrophobic, tiny kitchen you could imagine - no window, and a built in/over stove microwave with an "exhaust" fan that recirculates all the steam and heat right back at you -- it is also mounted way toooooo low to the stove, and trying to get say, a pasta stock pot in there - oh and especially any pressure cooker - would be highly dangerous The real dangers: There's no protection for your home if your apartment location isn't inside the gates that access parking or communal amenities. Anyone could just walk up (if on upper floors, climb up - and in one look, you can see how easy it would be also) - bust open your window - or push through the screen if you just wanted some fresh air. Even worse: I was only there for 1.5 hours, and parked inside the gates (the parking garage), since the open "future resident" spaces were full (tho I didn't see anyone there, really). The way the gating works, a leasing agent had to open the gate for me, and of course then again when I was ready to leave. When I returned to my car in the "safe" gated parking garage, there were advertising flyers all over the cars. A former resident mentioned that there was a number of stolen vehicles and break-ins of people parking in the "safe" gated garage area, so I didn't count on that as an actual safety benefit. The ultimate deal-breaker, "you gotta be joking", this ain't right, came when reading the leasing documents. There are pages of "Community Rules", that they require you to obey 7/24/365, and violating any 1 of them, just once, automatically puts you in Default of the Lease, to be evicted. The most ridiculous example I saw: you SHALL not disrespect or make disparaging remarks to the staff members - so if you feel they are incompetent, and you tell them they are incompetent - eviction proceedings can be started against you overnight. Then there is the Bed Bug document: Tenants are required to maintain their homes at ALL times to "prevent" bed bug infestations....IF you have a bed bud infestation in your apartment, those are automatic damages, and the tenant has to pay for not only extermination of their apartment, but the apartments around them that may have bedbugs, AND any other costs associated with the extermination AT AVALON'S SOLE DISCRETION. But wait.....if there is some unfortunate event...like fire, flood, earthquake, tornado, meteor falling on the building...IF the cause of the unfortunate event was "traced to the tenant", then the tenant is responsible for all costs, no matter what they might be, IN AVALON'S SOLE DISCRETION. If that's not bad enough, THEY get to decide if your home is still habitable after an unfortunate event - part of the outside wall to your apartment crumbled off due to the fire upstairs - and you think you should relocate to a hotel until it's fixed - well, too bad if Avalon says no! Habitability of your apartment shall be AT AVALON's SOLE DISCRETION. I'm glad I took screenshots of the documents before just clicking through and signing them - because they do NOT give you an option to download them (the text is rendered in an object window from another location), or read them real time (the site will kick you off), or I'd be an unwitting tenant. Life hack: Read everything, even if it's not completely understandable - because at least some of the bad WILL jump out to you and your gut. Take care of you.
