Overall, compared to other buildings (avalon and paramount), this building has the least faciliites (no gym, pool, spa, laundry in the apts. etc.) Net, net the tenant has to pay extra to become a member of the gym elsewhere (i.e YMCA, etc.)
Also, while the other buildings have a cap (10% on increases in rent), the Rincon mgmt will raise based on their whim. Their typical tactical is to keep charging you a higher rent until you negotiate hard. They raised our rent by over 30%
The Rincon management frequently lie and go back on thier word.
The rincon management will typically lure you into signing an agreement (6 mos or 12 mos) with really attractive rates but once you are in, they are very inconsiderate and take advantage.
Of all the luxury apts, they have the highest turnover in both employees and tenants.
Further, there is a tenant organization that meets once a month just to register complaints and go back to the managment. The only tenants who don´t leave Rincon are the ones who have been there because they qualify udner a "special income" clause that the company has to fulfill to gain some tax advantages.
