I have lived here for about 1 year now. I would agree with the previous reviewer that the water is often cut off with little warning. The plumbing is often problematic with slow drains and long waits to get hot water.
I've got an assigned parking spot and have never had a problem accessing it. I would give highest marks for parking.
There are regular security patrols and the property is well-lighted. Although the community is gated, it is poorly enforced and people are constantly entering behind me when I come through the gate (both pedestrian and autos). A neighbor was recently burgled. Also, I note that there is a lot of graffiti "tagging" which occurs on the property, so the security patrols aren't particularly effective. I rarely see a patrol on foot - they seem to stay in their golf carts.
Noise from neighboring apartments is minimal and there is good soundproofing. However, when you have your windows open, there is a lot of noise from dogs and children playing. I rarely use the balcony since the dog in the small fenced patio below me barks constantly if I do.
Also, I recently received a warning from the HOA for having a surfboard on my balcony as it is a "non-patio item". This seems a little crazy to me, as surfboards and wetsuits on a balcony in California aren't uncommon and there were no complaints for nearly 11 months. Given the overall dingy, run-down appearance of the property (fading paint, rotting eaves, broken utility boxes, and grafitti), its seems to me that a surfboard on a balcony would be the least of their concerns.
I rent directly from an owner so my grades for maintenance and staff would only apply to this particular unit.
