    I have lived here for about 8 years. I moved from an old unit into a Renovated unit. A couple years ago. Rent here is on par with other Apartment complexes in the area. Some are higher but few are lower in price. The recent addition of water and sewage fees have added about $80 a month to the rent price. Our apartment is nice I live in a very quite building. The kids here are respectful and well behaved. I have never had a problem with staff and the maintenance crew are very friendly. Parking on the other hand is another matter. They took over 30 spaces and made them reserve only. But reserved for who? Answer, NO ONE! Between 10:00 am and 6:00 pm you are not able to park there. We used to be able to park there all the time. Beware of JOHNNY STICKER HANDS. He just loves slapping stickers on cars. There is no parking for guest anywhere in the complex. if you are handicapped find another place to live.       We are very good tenants but unfortunately they use a 1 day rent late against you withing the 3 year lease to raise lease to $300 a month which I thinks is ridiculous and offer $1845 for new renters. So if you're a new renter for this apt, make sure you save up for a deposit bec next year, a week before your lease ends they will tell u rent is going $300 more a month. A lot of tenants are not happy with the raise but their excuse is it is what it is and they offer cheaper price to new tenants to lure them in. Plus bathroom paint chips all over the place and mold on top of shower. Not mentioning pool rule, no pool toys of any kind and they say it's a family friendly? No don't be fooled. Did I mention no guest parking even you're willing to give your spot to your guest, still they get a towing sign so u have to ask your guest to park outside of those gates by Safeway.

        Small bedrooms very expensive

        The rooms are the smallest I have rented for the price. If they think their 2 bedroom apartment is worth 2,000 they are ridiculous, the tubs in the bathroom chips bec of the cheap facade paint and a lot of complaints by the tenant bec they make every excuse to raise your rent upto $300 a month and bec you started with low deposit to lure you in, you don't have a choice but to stay... They don't know the concept of loyalty, and they take advantage of no rent control. Very unfair especially to the hard working people who do everything to pay rent on time

            Beautiful apartment and community

            I have lived in these apartments for over three years now and don't know what these negative people are talking about. This is a really nice community, the office staff is really nice and very helpful, and the maintenance staff really responds when I need help. I love it here but the price is kind of high, but good for this area. I get really tired of hearing all these belly-achers who just are mad because they had a bad day, or just need someone to grouse about. Get a grip. Love where you live or move. It's simple. Just try to find a nicer place if you are not happy.

              Sucks

              I have read some of the reviews and I agree to all except for the one that said this place is wonderful. The mold is terrible and the office staff think that we are arrogant and now nothing. The parking is terrible and they try anyway possible to raise a tenants rent. I urge everyone to not move into these apartments. The outside is a facade because the interior is not worth the money that they are asking.The 2300 they are asking for the 3 bedroom should be reduced down to about 1700.

                  Horrible place to rent. I don t recommend

                  I don t recommend this place to anyone. The management is awful, and it takes the maintenance days to come take care of any issues you may have. The hallways stink and everywhere you walk smells like skunk.

                    we just renewed our lease for another year. I love our place and every time i have gone to the office i have been treated and greeted with respect. The place is well kept and the grounds keepers are all very friendly and helpful. Also our rent did not increase much after one year. I would recommend living here!!

                      the worst management in the bay area

                      the staff are the most arrogant people ,very rude ,the rent has been increased twice in a year ,the last raise was 200 dollars. No wonder the tenants are moving out by the dozen. 20 tenants so far moved out, one of them was living in the apartment for just one week. The fitness center is a joke, they only have one treadmill, a stair stepper, and a bicycle. They also threaten to tow away the cars of their tenants if parking for even one second outside of their reserved space. The maintenance takes their time with requests from tenants. So far 3 people have actually DIED from cancer, which says something about the buildings here. There are even warning signs inside the carports that say this area is known by the state of California to contain substances that may cause cancer. That should definitely raise some red flags for anyone that is considering moving in here. These old buildings from the 1960's have only been remodeled on the outside, repainted, etc. The same carcinogens still exist in the base structure of these buildings, and you risk your health if you stay here.                         NOISE NOISE

                        NOISE-you can hear everything from your apartment from the steps, tv, to voices!! I live in the lower level unit. You can complain as many times, but the neighbors won't change. Very thin walls-no insulation!!! But the outside seems pretty quiet. I kinda like the exterior of the place, it's peacefull, i like hanging out on the balcony, it's better than being inside.. The bathroom has MOLD and the very bad smell of MOLD even when you wipe it off that distictive smell stays, very poor/no ventilation, the fan just make noise.. I heard the place was recently remodelled, but you can see the low quality of a rush job... Location is good, close to freeways, Trader Joes, and Safeway is just steps away. PARKING-it's has been good, haven't really had any parking issues as some. Would I renew the lease though-I don't think so... If I could only break a lease without penalties and a negative rental history I would.

                          This place sucks

                          Like all the other reviews they are all correct. Management is the worst, they keep blaming that dogs are urinating on the grass thats why its dying and that it stinks. Ill correct them on that, its the freakin racoons. I work from 5pm to 3am and everytime I get home there are a lots of raccoons and opposums in this apartment at night. Parking? Man this place sucks on that as well. Tree saps fall on your car, covered parking is too small. Security? At least I dont see that harrassing guard anymore (Mark). Too pricey for a 2 bedroom or any bedroom fo that matters.

                            Do not recommend!!!

                            I had lived in this apartment complex for several years. I had dificulty with the noise level from other neighbors-the walls are very thin. I called security many times without any resolve. Both the maintence staff and office are pleasant and helpful with the exception of one. This individual is rude and difficult to deal with, and will make it difficult to get anything accomplished. At night, there are families of raccoons that walk around the courtyard digging through the dumpsters and walking on the front porches of first floow apartments. When I moved into the apartment, the carpet was old, the mirrors had rust, and the tiles in the bathroom were. This was documented and when I moved out I was knocked for the appearance of the apartment on the move-out. The apartments are very pricy. I do not recommend this complex to others!

                              YOU DON'T WANT TO LIVE HERE!!!

                              This is the WORSE PLACE TO LIVE!!! AVOID IT LIKE THE PLAGUE!!! First of all you can hear every sound someone makes! The walls are super thin...any visitor has to park outside...how lame is that? There are these HUGE CROWS that own the place...I should have known they had waaayyy to many vacancies for an apartment complex!!! The washing machines are ALWAYS out of service...what a joke!!!

                                This place sucks big time

                                I lived in this place for exactly 11 months and 14 days. It was a big mistake moving to this complex....the management is the worst I've ever experienced in my life. I moved out because I was constantly harrassed by security staff and managment. I always find towing warning in my car even my car was parked in my spot. When I asked why, they say my car needs to be moving every 72 hours (I own the spot and they want to move my car every 72 hours even if i don't need to move it). The management of this complex is very rude and she is very disrespectful. In summary, I am so glad I moved out this complex is not worthed it at all....they fool you with the outside look but the appartments are crap, everything is broken and you have to call for maintenance work every week. This place is over priced too.

                                  Security really is a -------.Not at the front gate all the time when you need to drop someone off.The managers complain about me skateboarding outside when kids outside are also loud.Not complaining about the kids but they should be fair to everyone.Parking is also a pain in the ---.Down from where I live there is pot smokers also.I would have to say that the only people that work and are nice there are the maintenance people.VERY FRIENDLY.

                                    Wish I had more money so I could MOVE OUT

                                    Security: -Security staff aren't always attentive. Multiple incidents with violent/belligerent people having to be escorted by the police off of the property when Security shouldn't have let them wander on, in the first place. -Although Peninsula Pines is suppose to be a "closed community," the gate is often left up at night without anyone at the security post, or the security guard is sleeping inside. Parking: -Even if you are a registered tenant, your car may be subjected to threats of towing. I have lived here for 3 years and just recently they left me "final warning" fliers that I was illegally parked in my own parking spot. -My car is blocked in at least once a day by illegal double parkers. I have complained about this situation and the leasing staff told me basically, "tough luck." I have also notified the security guard on duty if it is during his shift and he has ignored me. -There are about 20 spots in the front of the driveway that are marked "Reserved Parking," yet no one is allowed to park there.                                       Not a pet friendly apartment complex (terrible management)

                                      My family and I have been tenants of the apartments for 6 years or so and have always been good tenants and paid our rent on time. About a year or so ago the manager at the time noticed we had a cat and had us pay a cat deposit of $500 dollars and we have since been paying $15 dollars a month for the privilege of having a cat. I have no problem with that as I do love my cat and I can appreciate the fact that the apartments need to cover themselves. Recently about a month or so ago the current manager tapes a letter on our door saying cats can no longer go outside. Now our cat is a domesticated cat who uses the kitty litter box and stays inside most of the time. We usually only let him out once a day for a brief period of time. Everyone knows and loves our cat including the maintenance people and the security guards.                                         Beautiful community

                                        I have been living here for over 9 months now and really love it! I love the grounds and the maintenance staff is very friendly and helpful. I have had three of my friends move in here and we really love to work out in the fitness room together. The swimming pool is heated and very clean. I would highly recommend living here.

                                          Nice on the outside lacking on the inside

                                          This place is a joke. They are charging luxury prices for budget living. Everything is SO cheaply done inside and out. Management here is just out to make as much as they can on these cheaply done units. Parking is AWFUL and you can not even buzz your guests in unless you have ATT phone service. Otherwise you have to walk all the way out to the gate to let people in. There's no parking on-site for guests and they charge for EVERYTHING. Even lockouts ($25 to let you in). They also raised our rent $200 (even with another 1 year lease) as soon as our lease was up. BIG SCAM! Laundry closes at 10pm and doesn't open till sometimes after noon. This place was a HUGE DISAPPOINTMENT and you don't find out the real issues until after you move in. If you're considering this complex I'd keep looking. No one stays longer than their lease.

                                            Looks can decieve...

                                            This place may look nice on the oustide but do not move in here! My sister and I have lived here for one year and they told us when we first moved in that they might raise our rent after a year by about 50 bucks...We just put in our 30 day notice and told us if we wanted to stay our rent would go up from $1645 to $1800 for a 2 bedroom!! Pros: Apartments are newly remodeled so they look nice and are very clean Nice fitness center and pool (only open in summer) Located close to grocery and shopping Cons: About 5 to 7 minutes from any freeway Management always seem to have attitudes. Gated complex yet the gates are ALWAYS broken so they constantly stay open and you don't feel any security. Appliances are cheap and always breaking. microwave, dishwasher, stove (twice), and 2 electrical outlets) have had to be replaced within 6 months of us living there. Electrical wiring is cheap so power constantly shorts out. Parking is HORRIBLE! they have 17 vacant spaces that no one ever uses but in order for the tennants to park there you need to get a new permit every evening and it only last til 9am.                                               The worst apartment I have ever lived in.

                                              This is the most horrible place I have ever lived in. The walls are paper thin. I can hear people having sex next door on both sides. There are apartment renovations going on above me and pictures are falling off the walls because of banging around during construction. The parking is ridiculous, one has to move their car every 3 days or they put a towing sticker on your car. I will repeat the walls are paper thin! The office staff does not care about any of the tenant's concerns nor do they address them.

                                                Never Rent at this place it horriable

                                                The parking is horriable, no parking for guest. Management doesn't know what they are explaining one person says one thing and the other person says another its best to get everything in writing and keep your documents, they only keep documents in your file the ones they want. If you live in the bottom units, its really bad you could hear everything from the top unit's, if you have especially noisey neighbors its could be really annoying, we heard screaming and yelling all the time. We complain to the security guard and they would only just tell us we will tell management, what was the point of having a guard on duty. The builing had a security guard but you still had break ins and vandlizism to your vechiles. The only good thing was, if we need something to be fixed it would be fixed right away.

                                                  Good Value!

                                                  Well, we have been living here in the building 812 since 8/2007. We like this place. I will try to be objective to rate this complex. Pro: 1. Gated community. 2. Well-maintained complex. 3. Staff is excellent. We had few requests, and all of them were fixed immediately 4. Location is excellent; I can walk to the park, market, post office, and bank etc. 5. Close to bart and bus line. Since my roommate doesn t drive, this is HUGE PLUS for us! 6. Most of utilities are paid by the management. It saves us couple hundred dollars a year. Con: 1. Parking, if you have more than 3 cars, you have to park the 3rd vehicle outside the complex. 2. The laundry room hours are not open 24 hours. Not really an issue, since I can use laundry mart outside the apartment, but it s inconvenient. 3. They are really strictly enforcing the parking rules, if you have visitor, they have to park outside, or they will tow your friend s car away! Overall, it s a good place with good value. As long they don t raise the rent, I will stay here for another year :)
