While many reviews that have been expressed here about the Parc Chateaux Apartment Homes are true and there had been issues as well. There has been a changing of the guard at the Parc Chateaux and already there are significant changes that are negatively impacting every resident. And with this negative impact are cries for a petition drive that is beginning to pick up steam. Riverstone had done extremely well with maintaining the grounds appearance quick response to maintenance and tenant complaint issues. The new management company, Alliance Residential, has failed consistently with responsive maintenance times, grounds appearance, Unit security, maintaining gym equipment, and the handling of tenant complaints. While Tenant complaints are growing within this community, management has left it up to the sales consultants in the front office to respond to tenant complaints and avoid tenants all together. In the latest round of issues that have come up is a blanket attempt to retaliate against every tenant while attempting to flex their muscles in a recent letter sent out to every tenant. In addition to that, the new Property manager/Business Manager has verbally threatened tenants with legal action without the benefit of reviewing each case prior to making the threatening calls. Pool maintenance has become a tremendous issue as well with their failure to ensure that County EPA standards and practices are met on a daily basis with the Pool Maintenance Companies and having a complete disregard for the health, safety and welfare of the residents. While this has become a growing issue and there are now growing concerns about the treatment of residents. The management has decided to retaliate against ALL of the residents with special inspections of garage units, patios, BBQ's, and internal random flash inspections. They have also raised rents on units in recent weeks while suggesting its market value based when in reality they are charging more per square foot than area condos and town homes. This summer they will be closing down the pool in July 2013 to resurface the pool area, install new patio/pool furniture and cabanas. Keep in mind that kids are out of school for the summer and will occupy the pool daily. During the summer, the pool area becomes a focal point for the residents. Hence, bad timing? And what are cabanas? Their description of the cabanas is not close to being accurate. They claim it will take 10 days to complete the transformation. However, with all of the issues of pool maintenance and repair since they took over having taken 2 months to fix (unsuccessfully), I would suggest that it will likely take the remainder of the summer. Threatening the residents with action over BBQ's on the patios is the next issue in the letter as 90% of the residents have BBQ's and the management has never addressed this matter in the past. This management and the previous. Garages being used as storage becomes another matter. Most of the residents do store things in the garages and are able to park their vehicles in them. However, Management doesn't seem to care about that. They made it clear that every resident will need to clear out the garages, as written in their recent letter. The list can go on for with additional complaint and issues. It's the responsibility of management to refrain from retaliating, making threats of any kind, provide the promised services or make statements about residents to other residents and share information. It is absolutely inappropriate to spread rumors about a resident and accuse them of activities that they didn't do! If your looking for a nice, friendly place to live, the residents here are great. If your looking for a place where management is solid in customer service, maintains the property visually and safely, has complete regard for the concerns of the residents. This isn't the place for you. You would only be walking into a developing petition drive to push Alliance Residential Management Team out!
