The Experience & Performance Intelligence Quotient ("epIQ") Index measures:
over the most recent 365 day period. The index is presented as a familiar letter grade format to help renters evaluate all aspects of life at a community.
SatisFacts, a sister company to ApartmentRatings, offers surveys that measure renters satisfaction at key points throughout the renter lifecycle: Touring, Move-In, Maintenance, and Lease Renewal. The questions from each survey type that are based on a 1-5 point scale are then added into the calculation of the community's epIQ Grade.
Not all communities use surveys and therefore may not have any survey information on their report card. These communities will show an "N/A" for their survey sections.

Hello, Thank you for taking the time to give us a review and feedback on the community and your home! We definitely understand the frustration with dog feces and people not picking up. We do our best to pick up daily and remind everyone to be responsible pet owners by sending out notices and fining people when we can. We always "hope" for everyone to follow these rules and to appreciate having a clean community free of dog feces as well:). Hi Marissa, I was very disappointed reading this to discover that you have been so unhappy with your residency at Hidden Hills, especially since our last two conversations were very positive in regards to your move-out and the excitement of your new home purchase. I apologize that you had so many frustrations while living here, I truly wish I was aware of your concerns so we could have done our best to come up with solutions and improve your stay here with us. Since you are moving it's unfortunate that we won't be able to rectify these issues with you, however I appreciate you bringing it to our attention so we are aware of the concerns you had. I do apologize for the inconvenience and frustration of your vehicle being towed last week. The property has to vigilant with the parking lot to ensure no one is parking in reserved spaces. As we know, everyone's living experiences will not be the same here however we do strive to do what we can to make it as positive as possible. Thank you so much for taking the time to let us know your thoughts on Hidden Hills. We are very pleased to hear that since the management change you have been happy with the new staff. Although the rents are competitive, we are getting ready to add some cool features to the community that hopefully you will enjoy, i.e. a dog park, playground, new barbecues, etc. Please feel free to contact the office with any feedback - we are here for you.
Dear Anonymous, We appreciate you taking the time to review Hidden Hills. We always welcome feedback, positive or negative as it helps us to better look at what we can do to serve our residents or recognize the little things that slip through on a daily basis. We are aware that with this beautiful San Diego weather, the pool will start getting used more frequently. We would hope that all guests and residents would follow the pool rules however we are understanding that not everyone does and will do our best to enforce policy anytime we are out and about or see them not being followed. Please keep in mind that the office is not always able to get to the pool right away or when the office is closed to enforce pool rules. Also, just some friendly information, the BBQ grills are being cleaned daily and deep cleaned twice a week if you ever see that they are not being tended to please give us a call, we would be glad to get them cleaned promptly. We pride ourselves on making sure we are able to address all concerns and needs in a timely fashion when presented with them. If we are unaware of a problem or issue we wonâ??t know that a solution needs to be presented. Hidden Hills staff, both office and maintenance, want to make sure all our residents feel that this community is one that is worth referring people to and that all household members are happy living here. Dear Anonymous, I thank you for your review and would like to take the time to address some of your concerns, starting with the landscapes and sidewalks. We recently did a mass grinding project throughout the community to take care of the cracks and uneven cement, if you have seen some areas that were missed we would appreciate you taking the time to let us know. As for the exterior lighting, we are in process of adding additional lights on the buildings and walk ways. Hidden Hills definitely has some exciting new additions coming to the community and I would love to chat with you personally to inform you of these amazing add ons. I invite you to stop by the office anytime. Hello and thank you for your feedback regarding Hidden Hills. Since Towne Center Property Management took over we are doing our best to find ways to make your living experience here a more enjoyable one and we are sorry to hear that to this day you are unhappy with some of the changes that have occurred. Please notify the business office if you witness a household breaking the rules and we will address them according to the lease agreement. Earlier this year we implemented some changes to our landscape provider and welcome you to visit with us to discuss any concerns with the upkeep of the grounds. As far as interior improvements, we are continuing upgrades as needed throughout the community and offering great renewal incentives for minor renovations to existing residents, again, we would enjoy speaking to you about these. Within the community since we have taken over we have had resident events and food trucks for everyone to enjoy, have you been able to attend any of these? If not, we invite you to come to the next one. We have also recently installed free wifi in the pool area for use along with some very exciting changes in the near future. Thank you for your review. We always appreciate feedback on how we can make Hidden Hills a better place. We would love to address your concerns as to what you feel Management can do to make your living experience here a more enjoyable one. If there are issues regarding drug free policies we would like to know what those are so we can address them accordingly, but if no information is given to the office, it is hard to address issues like unlawful activity, roof leaks, and infestation issues. We have a great pest control company that comes out weekly that would be able to handle any pest issue brought to the offices attention. As for the children in the pool unattended, we enforce the pool rules if they are being broken during hours that the office is closed. We try to do our best to ensure the safety of our minor residents. We would love to invite you in personally to speak with us regarding your concerns. Our hours are Mon 9:00-6:00pm and Tues-Friday from 8-5pm. We thank you again for your feedback.

Thank you for your review and I am so glad that you find Angela helpful; here at Hidden Hills our goal in the office is to find any way possible to help our residents. If there has been a time where you have tried to get a hold of me and I have been unavailable, I want to apologize. I am usually available from 8am-5pm with a few occasions where I may need to step out of the office. As for the children playing, I want to assure you that Management does address them playing in the streets with them and the appropriate household to try to prevent any unwanted accidents.
