I lived at Water Tower Flats from 2015 to 2019 in 4 different apartments. Let me start with the positives... the location is fantastic! Walking up to Olde Town Arvada for shopping, drinks, and farmers markets was amazing. You are surrounded by stores in walking distance for all your needs, other than a grocery store. The layouts of the apartments are big and comfy, with lots of variety to choose from. You can't hear your neighbors unless they are playing loud music (which is rare) or going in/out of there apartments since the doors are so close together. They allow animals with limited restrictions, which is hard to find. Now... on to the things they really need to fix. Moving in there in 2015, I really enjoyed the staff and maintenance crew. The conditions of the apartments were nice, clean, carpets were thick/high quality. Residents moving out were required to steam clean the apartments which always left them great for the next resident. In 2018 something happened... don't know what but this place went from 5 stars in my book to negative 1. The office staff (other than 2 ladies who have been there for awhile) were unprofessional, never in the office, won't pick up there phones, and don't treat you as a customer. The owners don't address those issues but is aware due to the massive turnover rate in the office. The maintenance staff has no clue what they are doing, just pretty much messing with it until it works or needs to be thrown out. My freezer stopped working and they replaced it to only find that the new freezer doesn't work either. The washers and dryers... don't look under them. You'll find an INSANE amount of mold. I moved mine out and cleaned it, then found more mold months later. The carpet was the worst... I could take the carpet off the floor after 2 weeks of living there. It wasn't tacked down at all and you could see the ground threw it it was so thin; and they no longer require residents to steam clean their carpets... so gross. When I moved out, they charged me around $600 for "over 100 days of unused carpet life." HA! They told me I could pay 99$ and just move out, they'll do all the cleaning. Sounds like I got scammed. They sent me a picture of a stain from my apartment, said I could have had it steamed cleaned, and said I can write a review if I want to but it was all because I left the carpet gross. I felt almost threatened to not write a review. The safeness of the area has decreased a lot since the light rail opening... lots of "interesting" characters walking around the area. So, there are some positives but they have a lot to fix. I'm really bummed my awesome experience was changed into a negative one in the end. If you love the area, you should DEFINITELY look into Solana across Wads or Park Place.
