I've lived here for a year. First the good: the grounds are exquisite, well maintained, and the maintenance people are awesome. It used to have an excellent property manager as well, but the new property manager, Brenda, is terrible. She is rude and condescending and has the tendency to blame tenants for her own errors rather than correct her errors. For example recently there were issues with the rollout of a new electronic key system. I was in the office and heard Brenda insist to other tenants there were no issues and it was their fault they were not using their keys correctly. Many people were having issues, but Brenda insisted that it was user error. Griffis also cannot accept rent paid early because it cannot provide an accurate estimate of total rent due until the last days of the month. And if you pay early and incorrectly guess the amount due, Brenda will treat it as if you haven't paid at all. Rather than a friendly reminder, Brenda is right there with an eviction notice which she will charge you $35 dollars for plus a $50 late fee, even if you are the type of tenant who always pays early. Also, the condition of the apartment is not at all what I expected. They showed a model that had nice floors and white countertops and explained the only difference was the unit I was considering has a carpet and granite countertops. The countertop is not granite, but tile with crumbling grout; my counters are always sandy. Likewise the carpet is very old and worn, and the grout on the tile floors is filthy, and I haven't been able to clean that. When I moved appliances to clean behind them, it looked like no one bothered to clean those areas in many years. The cabinet doors and drawers do not have handles on them and many light fixtures are missing. Also there were grease stains on my patio which I have been unable to get out. There are also a number of charges they do not disclose up front such as $25 a month for a "trash caddy" that only comes 5 days a week and 3 when there is a Monday holiday; they seem to observe all holidays. The trash caddy is also often late and makes noise in the hallways and out at the dumpsters at all hours of the night and the hallways always smell terrible from the trash being left out. Also, unlike many apartment complexes, the community room is not for the community - it is open only during office hours. It's purpose is a showroom for rentals, not the use of the community.
