Benedict Park Place is by far the worst residence I have ever had the misfortune of residing in. First lets start with the location. "Pristine" if you enjoy the wafting smell of dog feces from the "dog park" 200 feet away. Then there is the child friendly, convenient playground steps from our unit. The coup de grace? In the 2 years of residing here, I have witnessed no children playing on the aforementioned play area. What did I see? Homelessness. By the dozens might I add. Sleeping, drinking booze, smoking dope, and yelling obscenities at all hours of the day, and into the early hours of the morning. Unfortunately, the worst of all was the image of a human defecating in the grass. I will never be able to wash that image from my mind. Now let's talk specific building. Residing in a multi-level unit, one can only expect to have an elevator. Functioning? Sure. The weekly puddles of urine? I could have lived without. To this day, I still am unsure of it being human or dog urine. I'd really like to hope it was not the former. Not only was this a weekly or biweekly occurrence, but the supposed "cleaning staff" left this puddle of waste to stew in the elevator for DAYS. I am not exaggerating when I say there was a puddle of urine sitting in the only elevator for 3-5 days, at least twice a month. On the topic of maintenance, any future tenants, I can only provide you with the forewarning of bringing your own air filters. In 23 months of residence, the maintenance staff changed our air filter one time. ONCE. Yet in the preliminary community welcome packet, it was stated that something as little as a burnt out light bulb would be changed, by the staff. Moving forward, to the most unprofessional office staff I have ever had the displeasure of meeting. Need to drop off a check? Better not be between 11:00 and 1:30. That is apparently their "lunch." The office door is locked and the receptionist will wave you away without even allowing entrance to even "leave a message." Want to schedule an appointment? That's the easy part. The fun part is trying to track down the office associate with whom your meeting was scheduled. In terms of office associates, Ron was the only employee worth a damn there. In regards to the rest of the office associates, I can't determine if they are grossly under qualified, or if they smoke 10 grams of crack cocaine before showing up to work. With the few issues I have ever had in living here, it was next to impossible to get an adequate response that satisfied my original complaint. The only time you will be able to communicate with the office staff is if THEY need something from you. If you choose to drop off a paper check, make sure you get a "receipt" or else you will wind up getting bent over because they will claim you didn't pay, or they "misplaced" the monies. Then they charge you $75 for a late fee and refuse to remove the charge even though it was their own clerical error. Shortly after moving in almost 24 months ago, they decided to hire a private "security" detail to patrol their property during the evening/night hours. Any idea why that was needed? Maybe because the tires in their LOCKED garage were found slashed one fateful morning. How many times have I seen said security? You guessed it! Not once. Like to stay in for the holidays? better book a hotel for New Years and July 4th. I kid you not, other residents were igniting fireworks FROM THE ROOF. In short, I would not recommend this pathetic excuse of an apartment, property management, or leasing office to my worst enemy. I would not even send a death row inmate to reside here for their final hours. I would not recommend this residence to a sleep deprived, famished, dying child. Any future prospective tenants, I can only recommend ANY other property in Denver. Hell, the Samaritan house (a homeless shelter) would be a more viable option than this disgraceful excuse of an apartment.
