I moved in here in May of 2004-and continued to sign new leases, even though things were going down hill.

Positives:
My two bedroom, one bath, is very SPACIOUS, and in 2004 my rent for a top floor was only 499....now in 2007 it's gone up to 580, but that's really not that bad. Utilities and bills have been low as well.
Maintance is wonderful. They've always been friendly, and have always helped out within a day or so (for small things...more on this in the negative...)
There's always plenty of parking.
The neighboors and area is very culturally diverse, and very friendly during the day.

NEGATIVES!!:
This is where it's going downhill...being a woman in my mid-20's, I no longer like walking out to my car at night. I hear many heated arguements at 3a.m, and there are sketchy individuals that simply hang out on the street (Oneida is where i'm facing).
The locks on the doors are very flimsy and my roommate and I sometimes get the key stuck.
Last summer, my master bedroom window starting leaking during a rainstorm...but not just leaking, pouring water from the frame at the top. The maintance said they'd handle it within 24 hours, and I demanded someone come right away. They did, and had to re-dry wall my room. It took them over a week, with days that they asked that my roommate, my cat, and myself leave for a day since they were re-painting and the fumes could be toxic!
My car has never been broken into, but I know of 2 of my neighboors that have gone outside within the past year to find all their windows broken.

My lease is up in May, and we are leaving.

However-if you need somewhere cheap, I do recommend Spyglass. It's near buslines 65, 83L and 11...and within 5 min. walking distace to both safeway and kingsoopers.
About 2 blocks away from george washington highschool.
