We moved here from Indy and were having a horrible time finding a nice place. The District is awesome!! The leasing staff are so nice and helpful and the maintenance staff are nice and efficient. We have really enjoyed our stay here. The actual apartments are really cool and the amenities are great. It's also very convenient that we can walk to places; grocery store, Starbucks, panera, movie theatre, etc. We are really going to miss it here when we leave!

    Clean and modern in a great neighborhood and right next to the highway. I've lived at the District for the last year and this area of Denver has just continued to grow. I love being just outside of the city with quick access. The building is clean and well taken care-of. My apartment is spacious, quiet, and is just the perfect mix of modern appliances and detailed design. The staff is amazing, especial Kristen Goodloe who manages the place. Definitely don't feel like you're dealing with a giant conglomerate.

      I lived at The District between January of 2010 and March of 2013, I enjoyed living there, but I did feel that it was overpriced, as I was living in a studio apartment ( I believe that the square footage was 500 ish) and my rent went from the mid $600's to near $800 in that time frame. That said I understand that the price is due in part to the added amenities in the area, next to retail and a movie theater, and the light rail. I only utilized the light rail. I never had any problems with the staff, they were all very nice and very helpful, my neighbors were nice, and the maintenance crew fixed any issue that I had. I believe I only had to call on them 2 or 3 times in the whole time I lived there. The apartment I was in was nice, but was too small for my needs. When I moved in it was a step up in size from the location I had been at, and I only owned a bed and a tv, but by the time I left, I had ended up feeling very cramped, having ditched the… See More>

        This was the best apartment community I have ever lived in. I moved out a month ago because we are buying a home, but I honestly considered trying to stuff our new big family into a two bedroom here just because it was such a great experience. I never once saw a piece of trash in the hallways, the grounds inside and out were always immaculate. It is like their staff showed up at 5am to get everything ready before residents even woke up. The staff has always been friendly and gone out of their way to provide us with good customer service anytime we ever needed anything. Residents events (although admittedly I never attended) were always hosted weekly/monthly and it was nice to know that if I was ever in a hurry Blackjack pizza was there all the time offering special pizza ready to go to residents once a week.           This was the best complex I've ever lived in. The finishes in the apartment were very nice. I had to move out because after my lease ran up it was going to get a little pricey to renew and I could get more space bang for my buck somewhere else. But I had a very positive experience. Pros: -very well insulated building. I don't think I ever actually ran the heat on a cycle, just occasionally to circulate the air. But the building was so well insulated that it was very warm and kept my bills low. -Finishes like counters, faucets, doors are all very nice. -Pool area, community lounge, grill areas all clean. Grills always worked and had gas. -Coupons or discounts at the shops near by. -Walking distance to light rail. -Staff was very friendly and maintenance issues were resolved quickly. -You can paint your apartment. -Storage spaces of varying sizes. -Plenty of parking, not always the spot you want but there is always a spot available. -Typically very quiet.             Please keep in mind that this is our personal experience and does not reflect the staff's views or opinions. We have lived here for over a year, and overall love it. This review has been edited through time. The Bad: Most residents are very nice, but I have had several issues with, who I assume, are mus1ims. Rude, loud, and they freak out over any dog they see, whether big or small, leashed or unleashed, friendly, whatever. Thought this was a pet friendly community? When I took our dog out to potty, one closed the door on me, so I was stranded out there freezing. Also, my poor dog has been kicked by one of these a-holes in the hallway! Not to mention this obnoxious mus1im lady who talks on her cell phone the entire time at the gym, mind you, she NEVER works out! She just goes there to scream on her cell. Then at the business center, BEFORE you enter, you can tell these mus1im ladies are quiet (as they usually crack the door open).               THIS APARTMENT COMPLEX IS VERY WELL MAINTAINED. THE AMENITIES ARE UPSCALE. THERE IS CONTROLLED ACCESS PARKING GARAGE WITH ELEVATORS AND IT IS ONLY A 4 MIN. WALK TO THE LIGHT RAIL STATION.

                Worst Noise I've Encountered

                I have lived in apartments for at least five years now and I'm counting some of my time in a college dorm for that. The District has the worst noise problem I have ever encountered. You can hear the doors slamming from the stairwell and every single step the people above you take. Multiple noise complaints have been filed with the "courtesy patrol" and nothing has been done. I have even talked to the office staff twice and still nothing has changed. The location is great, especially with it's proximity to the light rail. The parking situation is good as well. I always get a spot in the garage near my apartment. The apartment itself is really nice as well. As good as this apartment complex could be, the noise problem outweighs everything.

                  If your white, black, asian or own a dog dont expect to be welcome.

                  This community has gone to crap this year. When I say crap I mean crap. There is a dog poo in the stairway for three months running now. They have stopped cleaning the hallways. People leave trash at every entrance. The leasing office won't do anything about noisy neighbors. There is a serious problem of people breaking into cars.Half of the people here are racist, and you will be made to feel very unwelcome if you are not from the middle east. Even to the point the neighbors will ask you to move out if you own a dog. Don't expect to get anything fixed either, our carpet had exposed tack for two years before they finally fixed it after five trys. The price keeps going up yet the staff gets more rude, and the place gets filthy. I would avoid at all costs.

                    You can do better

                    Don't be fooled by its proximity to the light rail or the casual dining options built into the property, The District is an overpriced apartment complex with terrible management. The building targets young professionals and models itself after some of the upscale apartment living found in Cherry Creek or Lower Downtown. However, unlike the communities found in these other locations, the District is socially dysfunctional. More than half of the units are built around a parking garage (which in itself is a head on collision waiting to happen), resulting in unit access directly from the garage. This is nice if you have a handful of groceries, but not condusive to ever meeting any of your neighbors. Aside from an upscale wine bar that doesn't draw in any of the District's residents, there is nothing close to a nearby establishment that allows you to "grab a beer" and be around people your age. The biggest red flag is the property company that manages the building. Through their mega-leases, they will nickel and dime you any chance they can get.                       The District - A Great Place to Live

                      I've been a tenant here at The District ("TD") for nearly thirty months. Here is my review: As you may know, rental communities can be painful. Logistics of parking and access, resident noise and proximity to retail are all things I consider when signing a lease. TD is located along the I-25 corridor (at Hampden Avenue) and a five minute walk to the light rail; Southmoor Station. An eight-mile commute puts you right downtown Denver. There is a shopping center and movie theater literally right across the street (including Starbucks) and some retail within a block puts nearly every necessity within walking distance. TD's parking structure allows for plenty of covered parking for all of its residents; including guests. The immediate area is not congested; making access to I-25 easy. Resident noise is nearly non-existent during the day and night due to the wall thickness and presumably construction. My apartment is furnished with modern luxuries to make me feel very comfortable. Granite and stainless steel trim out my kitchen, white trim, white doors and white electrical devices add to this contemporary layout and can mix with any lifestyle.                         Upscale living at an upscale price

                        Ok so the lowdown on rent here is it fluctuates because of their computer program, so you may end up getting a good deal if you come at the right time. Pros: Granite counters in kitchen and bathroom, stainless steel appliances, and big living room windows. The gym includes dumb bells up to 55 lbs, a lat/row machine, cable crossover machine, bench/shoulder press machine, 2 aerobic balls, yoga mats, 2 ellipticals, one bike, 3 treadmills (with mini-tv screens). Pretty nice for an apartment complex! Garage parking has plenty of space, although I will tell you that gated parking doesn't guarantee that your car window will be spared...just don't leave your iPod out in the open and you'll be fine. In the parking lot adjacent to the complex you'll find a Jimmy Johns, Wahoos, Velvet Vine (wine bar), Cold Stone Creamery, manicure place I can't remember, and a Noodles & Co. There is a King Soopers, a Starbucks, and a Staples right across the street so convenience here is a huge thing...especially with interstate 85 being one light away.                             What happened to professionalism?

                            You would think that paying $1000 a month would entitle you (the customer) to a certain amount of respect. Well if you feel this way this is not the place for you, the office is a party everyday, leaving you feeling awkward whenever you have to interrupt with business issues. As to the previous posts the man with 12 cars has since moved out, yet the garage situation has not improved. There is a large population of ---- college students who do maintain different hours than most of the residents. However, my neighbor (an ----) moved to The Breakers because it is a better deal. And when I moved out in April another ---- was moving to The Breakers for a 2 bdrm for the same price as The District. When you tour (ask about the yearly stucco repair too) look how long the halls are, it gets really annoying after awhile. In building three you have to cross the bridge, go up or down a floor, then walk the hall to get to your place. With groceries, luggage, a puppy trying to potty train, it's just not worth it.                               Wouldn't Live Here Again

                              Been here a year and leaving. Community is not maintained to the standard it should be. It looks nice on the surface but dirty elevators, hallways, parking garages. Biggest issue is the large group of residents who seem to all be related and own/drive multiple cars very fast through the community, sit out on their cars in the street and have parties, make incredible noise, are very rude, and make you feel uncomfortable. Found management to be no help at all with this issue. Maintenance does take care of problems in a timely manner. Could not recommend.

                                Great place to live but the people are the problem

                                I absolutely love my apartment and the area. However, it takes months for them to resolve any issues. They have owed me on an electricity bill that I double paid for for the past month. I have continually raised the issue and they pretty much just keep blowing me off. It's unfortunate because I probably could see living here more than for my one year lease because I love my apartment but the lack of reaction to resident's concerns will drive me out.

                                  Between the residents and management

                                  I'm not sure which one is worse. Management will take the word of a possible buyer over a paying resident. Construction of the apts is lousy. The parking structure they have been 'cleaning' for practically a month now, and it still looks the same. All it's done is kick us all out of our parking spots. Now the first floor is closed and only one entrance in and out, which is a fantastic death trap since you can't see turning in. Congestion from the movie theatre is a pain because of a side entrance from the apt complex into the move theatre lot. Oh and what's really cool, is that management likes to strategically locate dumpsters outside the garage driveways so you almost hit them or have to wait for every car to pass before you can go through. The resident range is either parents with children (WTF are you doing here with kids, buy a house, rent somewhere else this is not a place for kids) or obnoxious college freshman (feels like a sorority/frat house half the time).                                     Great place to live...

                                    Granted, the prices are pretty high (I pay $921 for a very large studio) but this is no price for extremely price sensitive people. With the price of rent, you must consider such factors as the stainless steel appliances, granite, hardwood floors, neighborhood's conveniences (restaurants, spa, nail shop, winery, grocery store, movies, Chili's - ALL IN CLOSE WALKING DISTANCE), etc. I personally love it. Yes, you will hear noise (primarily from my upstairs neighbors) but you're in an apartment so it's to be expected. I have never had a problem with having a maintenance request turned around within a day. I love the staff. They're all sweet. I seldomly see anyone when walking to and from my apt which I like for privacy purposes. I never have a problem with parking...if I can't get a space right outside, there's always plenty within the parking garage. Overall, great place!

                                      Great place to live

                                      I have lived here for a year and am renewing. I like the complex, the location, and the interior extras such as granite countertops & wood floors, stainless & black appliances. If you want to live in a place like this, expect to pay more. To the whiners, you knew how much it was going to cost when you moved in here. All complexes have noises, issues, etc. If you can find one that doesn't, please let us all know.

                                        Winner for worst new management

                                        I have lived here for about 8 months. The experience here is not one I would care to repeat, thus I will not be renewing my lease. First and foremost, the apartments are not worth the money they ask for them. A single bedroom apartment with a "view" runs upwards of $1180/mo and that is the least expensive floor plan in buildings 2 and 3. Building 1 runs about the same for the 1 b/r "loft", however, the view is of the hotel to the north, or the parking lot to the south. While they are relatively recent construction, it is poor construction to say the least. My neighbors' kitchen cabinets are against my living room wall, and I am constantly hearing the doors on them close - not because the neighbor slams them, but because the walls are so thin. The next issue to note is with the management. When I first arrived, Tiffany was the property manager and she was great in that when she gave her word, she delivered, as did the assistant property manager, Martha.                                             I think its a great place

                                            I have lived here for almost 9 months now and I love my apartment. I face the mountains and have a great view. My parking is free and covered and if you have parking problems then you should park in the garage - there are plenty of spaces. So what is everyone complaining about? The staff has never been anything but nice to me, but I dont go in very often except to get a package. The cleaning of the property has been increased in the last couple months and it looks really nice and I am proud to say i live here.

                                              I don't know which management this person is speaking of since they've never been "nice" or helpful to me. Seeing as the management has changed numerous times perhaps I missed out on this lovely manager and didn't notice. It's noisy, not apartment living noisy but poorly built noisy. Among numerous other problems, like the NUMEROUS dumpsters all over the property which take up parking spaces (parking is a problem all its own). Or the homeless people living behind the buildings. So whichever delusional wrote this, or perhaps staff member, let me know how I should be interacting with the management to get the same treatment you do.

The people that live around me are amazingly nice and yes there is noise every now and again but its an apartment complex so.. its all good. All in all i love living here.                                                   I'd rather trade places with the homeless...

                                                  This is a true story people. I was walking out the back door of the apartment complex and when I opened the door I hit a homeless person sleeping on the sidewalk in the head with the door. I suddenly found myself envious of his living situation and wanted to offer him my apartment for his cozy piece of sidewalk.
