Where to start..... Don't believe the photo's on the website, the reality is completely different. The model units and the clubhouse are kept immaculate and they make a big deal about the upgrades to clubhouse - but in reality, how often are you going to use it? The pool table is a hot mess, cue's don't have the tips, weight room is a joke, rickety wobbly weight benches. Cardio equipment needs to be replaced. Dog poop everywhere - why owners are not fined for their dogs is crazy... Start charging Dog Owners a poop pick up fee, just like the useless "valet trash" service! The new valet trash service was implemented without asking residents, which sounds like a good idea, but for an extra $25.00 per month for what is supposed to be a 5 day a week collection seems reasonable, but it's not consistent and should be optional! I can't imagine anyone who needs garbage taken out 5 days a week, especially when the dumpster is right outside. Quality of the units is very poor. Bathroom floor tiles stick to your feet and come up. They will "re-glue them" but they will still come up after that. Tub was re-caulked 3 weeks ago, and the caulk is already cracking and coming apart because they use the cheapest materials!. Maintenance is responsive and nice, but expect to have to call multiple times... and then have stupid surveys to fill out. Ovens are not self cleaning!!! Really?! This is the most basic amenity, I bet the one in the club house is self cleaning! Apartments are quiet - i.e. haven't heard any noise from my next door neighbors, however, if your downstairs neighbor uses their air conditioner, your entire apartment will VIBRATE! The will send maintenance who tells you there is nothing they can do. Parking a HOT MESS!! Any guests are not allowed to park inside the community, they must park up by the clubhouse - outside the gates and you have to drive up to clubhouse to collect your guests. If you are a non-smoker, I would not rent a unit that is above anyone who does smoke. Your unit will smell of smoke, because the smoke comes in your windows. My downstairs neighbor is a chain smoker and a huge pothead and I am unable to open my windows. Management response, "Just open your bedroom window and leave the others shut". How about you have "NON SMOKING BUILDINGS" and put all the smokers in separate buildings. New staff is nicer than the old one, but they rarely answer the phone, you'll need to leave a message or go up to the office to speak to anyone. Landscaping is highly over watered - even with the water restrictions enacted by the City. It's watered everyday at exactly the time you are leaving your unit to go to work - 7-9am, so you have to walk through the water. Also, you have to pay for the water they use for landscaping, which is fine, but since they water wayyyy to much for the blotchy dog pee ruined grass that is full of yellow and bald spots due to the dog piss - it's just another fee they add after your rent. You also have to pay for the common area electricity and maintenance including the model units where ALL OF THE LIGHTS are left on 24x7. Hallways are DISGUSTING! Concrete is badly stained and there are bugs in all of the lights, that are never cleaned out. We also have to pay for the garbage - 2x actually.... once for the monthly fee charged to haul the dumpster garbage and an additional $25.00 for the stupid unreliable valet garbage service that they forced on all units... THIS SHOULD BE OPTIONAL. If you want a guaranteed parking place, it will cost you $100.00 a month. Otherwise, you'll be parking 3 buildings away - if there are any available spots. I've actually had to park outside the property twice. Gates are left open, so the "gated community" is not gated at all times. You also have to pay a fee for another company to send you a rent bill online, even though you can't use that site to pay your rent. You have to then log into myalliance.com to pay your rent ---- which by the way, gives you the same information the 3rd party site does. So why is that 3rd party site a fee based service???? Because they nickel and dime you for everything! Forget about the "oversized tubs"! They are oversized but you can't actually take a bath in them because water pressure is so bad that it takes almost 45 minutes (NO JOKE!!) to fill up. And even if you can fill it up, it will be cold because the hot water does not last more than 10 minutes. Staff is very nice when they try to rent you the unit. Once you sign a lease however, it's a complete 180. Pluses: Location. Washer/Dryer in the unit. Huge closet. Huge bathroom. Good layout! I will definitely not be renewing my lease.
