Everything you need to know about Terra Village and their parent company, Gibraltar Management, can be gleaned from the way they respond to the reviews posted here with concerns about the living conditions here. Anyone who has a concern gets dismissed and rudely criticized back. They have an online portal where you can supposedly email the manager though when I did this I only once received a response. You can request maintenance but it will get marked as 'in progress' and then you will wait for days to get a call to schedule an appointment. Then they will forget to come by and the office will tell you that "we thought this was for tomorrow, so that's when we'll be out". (This happened twice.) The pools were filthy all summer long, some times to the point of being green and you couldn't even see the bottom. For most of the summer, the north pool was just chained up and closed. (They will tell you they check the pool each day but that doesn't mean they do anything about it.) The common areas are also trashed all of the time, people do not pick up after their kids nor their pets, pets are left chained up on porches without much concern, broken down vehicles are left in the lots for weeks at a time and the garbage dumpsters are ALWAYS overflowing with trash. I spoke to code enforcement about this and they stated that they have been arguing with Terra Village for months about staying up to code with garbage removal. In the last two months that I lived here the water was shut off at least 5 times for 'emergency' maintenance. Emergencies don't take place every week and if they do then a bigger problem exists. They recently re-paved all of the parking lots but buildings didn't always receive notices about lot closures and so many cars were towed without warning to the residents. (No - putting up a spray painted sign at the front of the lot on the morning of the towing DOES NOT count as a warning.) They were also repainting the buildings and sent painters on to my balcony twice without warning. I came out of the bathroom/bedroom area to find painters standing on my balcony with a clear view into my unit. I understand that technically, by law, owners are not required to notify tenants of this type of work but owners should take the time to warn tenants as a courtesy despite the lack of legal requirements to do so. The painters also moved all of the items on the patio and did not put things back into place. So why two stars? The remodeled units themselves are very nice so long as you can block out the rest of the complex. The individuals who work in the office, especially Jose, are generally pretty nice. It is not their fault that the company they work for is so shady and dismissive of their clients. However, their kindness is not enough to make up for the stress and troubles caused by the treatment of tenants by their company. I highly recommend staying far away from all Gibraltar Management properties.
