over the most recent 365 day period. The index is presented as a familiar letter grade format to help renters evaluate all aspects of life at a community.
SatisFacts, a sister company to ApartmentRatings, offers surveys that measure renters satisfaction at key points throughout the renter lifecycle: Touring, Move-In, Maintenance, and Lease Renewal. The questions from each survey type that are based on a 1-5 point scale are then added into the calculation of the community's epIQ Grade.
Not all communities use surveys and therefore may not have any survey information on their report card. These communities will show an "N/A" for their survey sections.

Anonymous, we regret to hear that you had a negative experience with us, but would appreciate the chance to turn your experience around. Greystar is the management company and construction is a separate entity. We manage the community for the owners and we are concerned that you have not come to the office to speak with us. The pool was not closed early, but due to the pandemic, it was closed at the normal time which is Labor Day. We were fortunate enough to be able to have the pool open this past season because we followed all the protocols. Many communities were not able to open their pools this past season. The swing sets have been back ordered due to the pandemic and we are hoping we will be able to add them in the spring. In apartment communities it is customary to pay for water/sewer as you would if you owned your own home. In this community the water/sewer usage is metered so you are only paying for the usage for your specific unit. Dear Resident, We are sorry to hear that you have not had a good experience with us. At the beginning of your lease we always have residents sign a construction addendum and make them aware that there is construction occurring on site. As per Norwalk noise ordinance construction can start at 7:00 am and can work until 8:00 pm. If the lease was changed it was probably due to an increase in the parking fee at the time of your renewal to $50.00 from the original $25.00 due to a parking fee increase in January 2020. The fee sheet is always posted on the Active Building portal for all residents to check. If you would like to discuss any of this information in person we would be happy to do so. We do make everyone aware that the community is undergoing a renovation and when you signed your lease you also signed a construction addendum. We have always been open to your discussions with us and have tried to accommodate all issues you have bought to us in a timely manner. Since construction is a separate entity we have made them aware of your concerns and they have promised us that they will address them as soon as possible. We did offer compensation for the problem with the cable set up in your apartment and the issue has since been resolved. Our community renovation will be finished by the end of the summer so that we can then focus on making all our resident experiences awesome ones. Hi Anonymous, thank you for taking the time to let us know about your experience. We are disappointed to hear that you are not satisfied with our community due to changes you have witnessed. In response to some of your concerns we took down the basketball courts for a few reasons, the backboards were broken and were a safety hazard. We looked into replacing them but it was too costly so the decision was made to take them down all together to plan something in that area for the future. There were also complaints by residents who lived by the courts that there was activity into the late hours of the morning that kept these residents awake. The swing set is still intact and we are in the process of ordering three new swings to replace the ones that are missing. We understand that there is some frustration with changes but they are for the benefit of the community. Fees that are charged are less than many of our competitors and many items that are in the fee structure at other communities are not charged here for example an amenity fee.
