Resident 2007 Recommended
Reviewed 02/26/2007
Background: I've been a resident here over five years.

The Good
- The building was built in the 1920's, meaning it has real walls and real floors, and you won't often hear neighbors.

- Radiator heat: Love it. Heat and hot water are not issues here.

- Location: Love it!! Just west of Rock Creek Park (hence the building name), and there's a lovely park/cemetary directly behind the building. The backyard is literally this park and Rock Creek. There are short paths leading to the Rock Creek Bike Path.

- Walking Times: You can walk to most anything you want to do. For example: Safeway--20 mins.; Wholefoods--25 mins.; DuPont Metro--10 mins.; Foggy Bottom Metro--15 mins.; M St. or Wisc. Ave.--10 mins.; Kennedy Ctr.--15/20 mins.; Adams Morgan--15/20 mins., etc. There is also a 7-11 two blocks away at 27th & P Sts.

- Quiet/Parking: It's far enough away from M St. and Wisconsin Ave. that (i) it's kind'a quiet, i.e., few late night revelers, and (ii) street parking really isn't bad, provided that you don't mind walking a block or two--if that sounds horrible to you, there are two spaces for rent directly behind the building. My friends in Glover Park and Adams Morgan, for example, are envious.

- Neighborhood Parks: Besides Rock Creek Park, Montrose and Dumbarton Oaks parks, several blocks away (31st & R Sts.), are two of the loveliest parks in the entire city. Rose Park (27th & O Sts) has nice tennis courts. There are also two public pools within walking distance (Volta, at 33 & Q and Francis, at 25th & N).

The Bad
- Building Management: It's MINIMAL, meaning you ain't going to get much out of them. This is not a full-service building. Worse, there isn't a resident super, which has obvious implications. For example, after the recent snowstorm, we were the last building on Q St. to have our walks shoveled. This also means that maintenance requests are not handled quickly (over a month is typical). The on-site mgt. person referred to in the other postings, is only a leasing agent; she does other things because she's nice, but leasing agent is all she is.

In summary, the best I can say about the management is that the place is keep minimally clean and maintenance requests do e-v-e-n-t-u-a-l-l-y get done.

- Noise: It should be noted that the traffic noise from Q St. can be bothersome, particularly if your apt. faces the street, as is the case with mine. I've adjusted, though, and find this largely compensated by my southern exposure.

- Pets. Don't be misled by other postings: per the lease, it's a no-pet building. However, there appears to be a don't ask/don't tell thing about cats, as several tenants have 'em. There are no dogs, though
