Pros: My time at the Reserve with my wife has been short, but excellent. I was very surprised that I saw any negative reviews from other tenants at all. Perhaps things have changed significantly in the last year, but the Reserve that I moved into is attractive, clean, and very well maintained. My wife and I have had several very small requests for maintenance, mostly because we moved into a brand new luxury apartment that had never had a tenant, and not only was maintenance punctual and well qualified, but we ended up being friends with the head of maintenance. The appliances are all brand new, the apartment hallways are wide, and of the two bathrooms one is a great full bath and the other is a spectacular walk in double sink bath. My wife is ecstatic. The bedroom closets are huge, 50 sq. feet. The porches are deep enough to hold four people around a table easily. The privacy fence around the community may cut down on the complaints I saw another tenant had about the community on the other side of the fence. As someone that grew up in actual projects and not just a trailer park, I feel quite safe walking twenty feet from my car to my building a few times a day, or around the walking trail that is still being expanded. Cons: I had to struggle to think of anything constructive to write about. This community is a work in progress. Keep that in mind. The parking lot needs a final top coat, but they are still building the last apartment building and it seems obvious they are saving the final paving until the construction vehicles are finished grinding back and forth. This seems reasonable to me. Also, the walking trail is a work in progress. But, since I saw them using mulch and covering the trail as they built the final building, they are also paying attention to what the finished community will look like. If you have any specific complaints with management, I have found them to be personable and approachable. In fact, the two leasing specialists we dealt with while checking apartments and taking tours quickly learned our names, the names of our pets, and enough about both of us to relate to us immediately. Above and beyond even the forced cheerfulness from the other Delaware luxury communities we visited first. If you want a community that is absolutely finished, the Reserve is five years away. The shrubs need five years to be finished, and only four of the five buildings are up yet. But, Capano is moving very quickly. In fact, for a community that is more than 80% complete, Google Maps still shows a few acres of trees and mud where the Reserve now sits. Sorry if this was a long read, but don't hesitate to move here. I felt the need to ramble after reading several (frivolously) negative reviews.
