We lived in Hamilton Bay for 1 year (July 2012 - July 2013). The place looks very nice, but it ends there. They've shined that turd up very nicely. When we moved in our rent was $805 per month for a 1/1. When our lease was coming to an end, they informed us that, if we stayed, our rent would go up to $850. We looked up the apts on another website and they were advertising the exact same size unit we lived in for $745 (studios for $690). That explained why the quality of people moving in had been dropping. Parking - No assigned spots. Most areas are not well-lite at night. Since the gate is always broken, you never know who's on the property. Noise - Very, very noisy. You can hear the people above you using the restroom, you can hear conversations, when people walk up the outside steps it can shake your windows. This is a knock on the residents, also. Adults stomping up the steps. Really? Grounds - No complaints about the grounds. Very well maintained. Safety - Drive thru the apartments at night. That's all I'm saying. The gate is still broken, so you won't have any problems getting in. Construction - They're falling apart. Outside steps are wobbly, bugs easily get in. Find one person who doesn't have roaches and/or ants. They do have pest control come every week, but it's not helping. Maintenance - Nice guys, but they don't get much to work with. However, they had one guy, who worked the night shift, who'd drive the golf cart around and drink beer. He got confrontational with other residents over misunderstandings (he was probably drunk). Problems with him had been reported to management, but they didn't care. We had a problem with our a/c. It took them 10 months to finally agree to replace the broken parts instead of doing whatever they had been doing. Staff - The constant revolving door of staff. For the most part, they were helpful. But there's only so much they can do. Everything had to be run by a manager who was never there. There were 3 different managers in the 1 year we lived there. Stephanie was, by far, the worst. The unit above us had a water pipe burst which caused water to leak in our bedroom. They had to cut a large portion of the ceiling out. They gave us a fan and told us to let it dry out for a few days. The smell and heat coming into our apartment was unbearable. Then, once it was dry enough to work on, they were dragging their feet on continuing to fix it. We had to threaten Stephanie with legal action. After that, it was completely done in 2 days. This woman had never been trained in any form of customer service. If she had been, whomever trained her should be fired from their position. The staff couldn't stand her either. Overall - No. Just no. Living here was like dating a crazy girl. Seemed nice, but you don't realize what a nightmare the situation is until you've lived with it for a while. Oh, and of course, despite the 8 hours we spent cleaning, they kept our deposit.
