I lived in Bay Meadows for 4 years. Despite being an older property, it was well-kept and the rent was favorable as compared to other rental properties in the area at that time. The main selling point was location. Its age is catching up and UDR is doing very little to increase tenant value. They are spending too much time and money repairing structural issues both with wall framing and stairway railings. If they wanted to add tenant value, they would replace windows and doors, replace very inefficient HVAC systems, and upgrade finishes. Of course, my rent went up as I renewed each year but I stayed because there still weren't many options in the area. That is no longer the case with the arrival of multiple new rental properties close by - Azure, Ibis Walk, Elan Gateway, etc. These new properties are slightly more expensive, but when you factor in the efficiency associated with new construction, my overall costs are not much higher now in my new home. My electric bills at Bay Meadows were running $200-$250 a month due to inefficient appliances and a/c units in conjunction with single pane windows and poor/old construction. In my new place, the electric bill is right around $100 a month. That's $100-$150 more per month to spend on rent and much nicer spaces/finishes. Finally, upon moving out, I had what I believe to be questionable charges sent my way. I was charged $80 to repaint an accent wall. We all know they repaint every apartment before allowing in new tenants. Even if you want to charge to prime that accent wall, that does not cost $80. I was charged $40 to clean a carpet that was old when I moved in 4 years ago. I wouldn't be surprised to find out that they replaced that carpet especially since I had a pet for which I paid a $300 non-refundable deposit. I was also charged for pest control, which is supposed to be a free service. On that note, there aren't many pests being controlled, so a charge for it is actually funny. Had I not been a loyal tenant that paid rent early each month, and I had I not moved out 2 weeks before the end of my lease (allowing the property managers to turn the unit over to rent out more quickly), the extra charges would not have bothered me. The money itself is not a big deal to me. The principle and poor goodwill shown by these practices, however, tell you all you need to know about how UDR runs their properties and treats their customers. They truly underestimate the power of one voice and the harm they can do to their reputation in these cases. On a side note, the maintenance staff are great. They work hard and respond quickly. They are very busy and fighting a losing battle to a clearly deteriorating property. Just don't move to Bay Meadows. Ultimately, you will be disappointed.
