PARC3400 Manager

We are sorry to hear about your experiences with some of our amenities that have not been pleasurable; however, it seems a lot of our community features you are very happy with i.e. "dog park, full-size washer/dryer in apt, hard floors in living room/kitchen, resident events, the gates working, the business center/gym/package locker service are nice". We are located on a busy road in Davie; however, all the windows within our community are hurricane/soundproof. We explain in our presentation of our wonderful community fully the degree of noise in the area with a major airport less than 10 minutes away. Airplanes fly over the community daily. We screen all of our residents the same, so if you have a noise complaint or a disagreement with a neighbor, please allow the management office to address the issue on your behalf. We encourage healthy relationships with all of our residents with the hopes that everyone would respectfully get along. However, when there is a disagreement, we would like to solve the problem amicably. With regards to the parking lot monitoring, there is a one-time charge of $50 to receive a decal for the vehicle; however, you don't have to place the decal on the car because once your car is registered it is in the system until you move out of the community. The vendor monitors the license plates, not the decals. Part of the process requires uploading the license plates of your guests in order for them to park on the property. This policy was implemented due to multiple residents complaining about not having an available parking space when they arrive in the evening hours to the community. This parking system is here to help the entire community, not just a few. We always suggest to everyone to just take the time to download the app to ensure guest and residents are treated fairly. PARC3400 Manager

We are so sorry to hear about your cellular issues within the apartment. In May 2018, the community installed booster systems to help with cell tower service to the buildings. If you experienced this issue prior to May 2018, the issue is no longer a problem for our residents. In regards to the gates, if the gates are damaged and in need of repairs, we, unfortunately, have to park the gates in an open position to allow residents access to their apartments until the repair is completed by an outside contractor. Lastly, construction of the warehouse community next door, which is not a part of our community, is near completion. You should not experience this inconvenience too much longer. Again, thank you for being a valuable resident within our community. If you have any further concerns, please feel free to stop by the leasing office or give us a call to discuss any problems/issues you are having in your apartment home, we encourage communication and have an open-door policy.
