My leasing consultant, COREY WITKOWSKI, was extremely helpful when I was looking to move. I believe I may have been his first signed lease! Corey continues to be helpful even now that I am moved in. All of the staff is truly excellent and helpful. Overall, my happiness with Modera outweighs the things I dislike. The things I like are far too numerous to list. The property is beautiful. I moved from a 5 bedroom house, so I am not used to living in a "building." That said, you do hear noise from surrounding apartments. I have not lost sleep from it - but don't let it shock you. The walls are thin. The parking situation is a bit touchy and not well thought out. All guest spots are in my building's parking garage; which does not seem logical. It would make sense to me that each building's parking garage should allow for resident parking and those residents' guests. My parking garage has a ton of outsiders traipsing in and out. I had a motorcycle stolen the second night it was parked in the garage and there were no video cameras properly installed or recording. Footage is recorded over immediately, rather than saved to the cloud. The parking garages are NOT secure. Anyone who enters the main gate for the property, which has several different communities, has access to entering any of the parking garages. Do not be fooled into thinking your vehicles/motorcycles are secure. You are only allowed ONE parking spot per apartment. Any additional parking must be purchased and paid for monthly. I think that for the rents we pay, unless you have more than 2 vehicles, you should not have to pay for an "additional" spot. How many couples do you know that have only ONE vehicle? Guests are now required to pay to park. A community charging rents as high as these should provide free guest parking - the guest should only need to obtain and display the gate pass issued to them when entering the community. Our "keys" are digital fobs. You are only allowed "one" key per unit that opens everything. Additional keys are issued according to the number of people listed on your lease. So, if you have 2 people on your lease, one gets a key for everything. The other gets a key that only works for doors in your building. Nonsensical. And if you want an "extra" key to give to say, your pet sitter, you can't have one! The digital keys themselves are great. However, they didn't plan very well for getting guests in and out of the buildings. There are call boxes which do nothing. If you have a guest, uber eats or instacart coming, plan to go downstairs to meet them. They can't get into the building and they can't ride on the elevator because you need the digital key to open the door and to push a button on the elevator. From a security standpoint, this is awesome. From a convenience standpoint, it is horrific. There are a TON of dogs here. Big dogs. If you aren't an animal lover, you will not be happy here. I haven't met an unfriendly pup yet!
