I've lived in Gainesville for 6 years as I've been going to school, and have rented many many different apartments. Spyglass, Cabana Beach, Hampton Oaks, and Lakewood Villas for a few weeks, of which Hampton Oaks has proven to be the best by a large margin. Clubhouse: Well kept, clean, and BIG Well-Decorated Really nice comunal kitchen Tons of TVs for Gameday Comfy Couches Pool Table, Air Hockey, Foosball Table Big Pool that they keep really clean with nice lounge chairs. Covered Hot Tub Computers and free Printing (Saved my butt a few times) Wifi (Fast enough to do homework or facebook, not download... duh) You can reserve the clubhouse for parties. I do my homework in it all the time because it's nice and quiet. Everywhere else I've lived had bland study rooms with paper thin walls or lobbies that were about 100 square feet thoroughfares. Definitely have to give an A to Clubhouse. Free donuts and coffee Mondays is just icing on the cake. Gym: Great for cardio, not so much on muscle building... The quality and condition of equipment is good. (4/5) Variety of Cardio Equipment is good. (4/5) - Well kept treadmills, stairs, and cycles. Variety of Muscle Building Equipment is fair. (3/5) - Free weights, Bench (sucks), Roman Chair / Pull-up Rack - Machines are in decent condition (Better than other apartments) - They just replaced the floor and a few machines, very nice. Size, Layout, Cooling, TVs, and Atmosphere are great. (5/5) The gym offers the essentials for anyone who is not training for a weightlifting competition. There is enough variety to work 2 or 3 areas of the body adequately for each workout session. So unlike Gainesville Health and Fitness, you wont be finding new machines every visit or pulling muscles you didn't know you have. It's great for an apartment complex gym! Maintenance: I feel that this may be the only downside to Hampton Oaks. Bear in mind that no one person can be a master of all things maintenance, and as such I prefer to grade them on their competence and resourcefulness in this matter instead of advanced knowledge in every field. That being said... Promptness (5.5) - Always showed up by request within a day, if not same-day. Preventative Maintenance (4/5) - Replaces air filters every 3 months (Nice) - Fire alarm tests 2 - 3 times a year (Suck) - Often have to go into our place for some inspection, but they at least give a few days notice. (3.5/5) [Cabana Beach gave no warning] Knowledge (2.5/5) - If it's complex or intricate, they'll replace it - 'Temporary' quality fix may become permanent. (Suck) - Everything is covered by Hampton Oaks (Nice) - Hampton outsourced the big problems to professionals (A/C broke) Sound: Neighbors (5/5) - Can't hear them at all! Outside (4/5)[1st Apartment] and (4.5/5) [2nd Apartment] - Highway is barely audible with the windows closed - Near the mall the busses are quite loud during early evening - People generally keep quiet and rarely party later than midnight I've had two apartments here and either all 3 of my neighbors are/were mice, or the insulation is amazing. Grounds-Keeping: Landscaping (5/5) - They stay on top of it - Dog dropping bag dispensers are always stocked - No trash or litter...EVER Pool & Hot Tub (5/5) - I swear they clean them and treat them 2 or 3 times a week - Again... No trash, cans are never overflowing. - Chairs and Loungers are high quality and in good shape Parking (4/5) - Only downside is long walk to visitor parking - Never had to park further than 5 spaces from my apartments - A**wipe roam towing b*tch*s towed me when my pass fell off the dash (Even though I'd been there for 1 year) Apartment Quality: Best quality for the price that I have found in Gainesville after extensive searching and living in several other places! The architecture is pretty common with townhomes. Furniture layout is kind of restricted to a few alternatives, but that's not to say that they are tight fit or poorly done. I personally like the layout. Walls were freshly painted, carpet was new, fixtures were all cleaned and working. Unfortunately they last tenants were hard on the kitchen counters and tiles to the point that the grout is cracking and tiles are loose. The counters are cut up too... So I put in a work order to have them look at it. Apparently they already saw it right before we moved in and have scheduled to replace ALL of the tile and the counter tops. Woot! Few weeks after moving in and they will be replacing it next week. If anything is out of place or broken, they fix it asap. Super pleased. Overall, I can't recommend the place enough.
