I lived in Hampton Oaks for 3 years during my time as an undergraduate student at UF. However, the property is not primarily student-living, and most residents are young professionals or families. Having rented at other complexes prior to moving into Hampton Oaks, I can say that this property is bar-none the best place to live in Gainesville if you desire affordable rent; easy access to bus routes, the mall, the interstate, and campus; friendly and personable staff; efficient maintenance; and an overall nice, beautiful place to live and entertain guests. I was on a first-name basis with the office staff from the moment I signed my lease. Tara and Amy are seasoned veterans, and they went above and beyond to ensure my time at Hampton Oaks was perfect. John is a new addition, and he is also extremely friendly and knowledgeable of the property, and he, too, takes customer service very seriously. I could walk in, and they (all) immediately knew my apartment and room number. The staff takes a personal initiative to invest time into getting to know their residents, and this community felt very close-knit and well-managed. I must say, I prefer to keep to myself, so the community was there for me when I wanted it... but never invaded my space or my preference for doing my own thing. Your experience at Hampton Oaks will be customized to how much you want to put in and get out of it. The maintenance staff is amazing. Juan, the staff member who has been there for my entire time at Hampton Oaks, would see me walking down the stairway with a trash bag and offer to take it to the dumpster for me. I had a problem with my toilet, and Juan had received the maintenance request, assessed the situation, and fixed it within 30 minutes of making my initial request. I can't stress enough... THE CUSTOMER SERVICE IS THE BEST YOU'LL EVER FIND. I had a townhome on the end unit of the 2nd and 3rd floors (the top floors), and perhaps because of this ideal location, noise was never an issue at all. I have previously rented in other complexes with paper-thin walls, but Hampton Oaks is older and therefore built with a little more gusto and integrity. The insulation is a little lacking, thus the 4 star-rating, but that is to be expected with an end unit and the additional windows. Overall, I have no real complaints, and I strongly urge you to consider Hampton Oaks for your new home. The only reason I moved out is because I have since graduated from UF and my new career requires relocation.
