Terrible experience

This rental experience has been terrible since day one. I negotiated the agreement remotely before I moved down from NC. I felt comfortable knowing that I'd lived here before in college and remembered a nice apartment establishment with proximity to downtown where I would be working. I also knew it would be pricey, but figured I would pay the premium to be close to the things I wanted to be near.

Little did I know that the McGurns no longer managed the properties and the new management, Paradigm, had been leaving the property in shambles while gouging undergrads (no longer grad students and professionals) for rent and other ridiculous fees.

The first apartment I was to move into (in Arlington Square) was so disgusting I couldn't move in. I came back the next morning and was able to find a more tolerable unit in Wisteria Downs. This unit was a little better off but the carpet was very old and dirty, there was water damage to all the cabinetry and some of the window frames and the A/C unit kept freezing over and then leaking. They tout these units as "luxury" units. I'm not sure what they're concept of luxury is, but that should be grounds for false advertisement. Not surprisingly, I received no punch list when I moved so I expect them to try to gouge me on the way out. Thankfully I have pictures of all the damage in the place and a family attorney. Their policies are also structured ridiculously. If your rent check bounces, they don't inform for you two weeks and then you are charged with a $50 INS fee, a $50 late fee, plus a $5 incremental late fee for all the days you've been late. So an honest mistake can be a costly one. Your payment history won't matter if you're unlucky enough to get caught up in this game of theirs. They will never waive the fee.

Dealing with maintenance has also been a pain. The guys are generally nice enough, but getting the management to "remember" to inform them of your complaint is near impossible. I usually just take my (frequent) problems directly to the maintenance staff. They may take several trips to fix something too, but it's always nicer to deal with individuals who have a decent attitude. As for the "management," I must agree with the other reviewers. The so-called "management" is inexperienced, incompetent, and incapable of dealing with human beings.

Bottom line: DO NOT RENT FROM PARADIGM PROPERTIES!
