The subdivision is poorly managed. There are stray cats everywhere, defecating and procreating. Tenants feed the strays which worsens the issue and atrocious smells. There are fleas in the carpeting outside of the units, as well as cat feces and urine. The grounds and outside of… See More

I've been living here for almost two years (2014-2016); and I have to say, I'm very happy. Probably the biggest plus for me is that it's within walking distance of UF and located right behind Shands Hospital. It's nice not having to sift through all the… See More

Management Specialists Services manages this place and are terrible. They towed our cars along with other residents' cars from our own apartment complex. They claimed they contacted us about new parking tags. We NEVER received these "new tags" or any information about them. Then they said… See More

Summit House Apartments Manager

10/15/2013

The Board and Management is sincerely sorry for any inconvenience to the residents of Summit House. The week of August 20, 21 and 22 the towing company had set up a table and was on site from 9 to 4 daily to process Tenant Resident parking decals for the upcoming term. On September 9, 2013 all Owners were sent a visitor's pass for the dash and the registration form to complete or have their tenants complete and send in to the towing company for permanent decal processing. The Board decided to extend the no towing moratorium to September 30, 2013 to give the Owner/Landlords plenty of time to get their decals to their tenants and time for processing. In today's electronic age, the decal registration form can be faxed or emailed so that it can easily be processed via email whether the landlord is local or out of state. Management Specialists Services manages the community on behalf of the owners. It does not manage the tenant/landlord relationships. Management does not have the decals to supply, these are supplied by the towing company. Management does supply a .pdf registration form via email upon request. This anonymous writer was spoken to directly and did receive a subsequent message that went to voice mail within 1 hour of their 2nd call. We instructed them on where the towing company is located and that they needed to take a copy of their lease to the towing company so that they could process their decal registration form, also available at the towing company. Once again, we are sorry for anyone's car to be towed, however, this was and is the process to get parking decals and this was explained to the anonymous caller who posted here. Janet Fetterman, CAM

As of July 2013, Summit House is under new management with Management Specialists Services! Many exciting changes are happening on site and we are anxious to hear any new feedback from owners and tenants. First, a new parking policy has been put into place. This policy will enforce resident-only parking through the use of roam towing and resident decals. Visitor parking is available with a pass from the unit you are visiting (each unit has one visitor's pass). The east pool has been renovated following the repair of a longstanding leak. Many compliments have been received and some have said they have never seen the pool have such high use! The laundry facility will be undergoing some renovations with new equipment in the second quarter of 2014. We are excited to be working with each of you in the community and can't wait to show you all the wonderful changes coming soon!

As of July 2013, Summit House is under new management with Management Specialists Services! We manage the overall community, not individual units which are leased by each owner in the community. Residents renting from an owner are encouraged to contact their property manager or landlord in the event of any maintenance issues. As the community manager, we work directly with owners on common area/community-owned maintenance issues. If you have a concern related to a community amenity or common area, please never hesitate to contact us at (352) 335-7848. Many exciting changes are happening on site and we are anxious to hear any new feedback from owners and tenants. First, a new parking policy has been put into place. Don't sign a lease with Summit House. The management gouges residents and takes unfair advantage of unsuspecting students at every turn. The "Manager" appears to be cordial & professional until you have a problem or approach the end of your lease. Living at the Summit House… See More

Present management is very bad. The petty hassles & refusal to repair even minor problems nullifies what would otherwise be a great living situation. Several present residents are moving because of these problems. I recommend you check to see if a change in management has occurred… See More

It's a stone-throw from Shands/UF. The rent is a little steep but for that short walking distance from Shands, trust me, it's all worth it. Stephanie has been a really helpful property manager thus far...so, this place is great! JKC See More
