While not the worst apartment complex in the world, it is definitely FAR from the best. For one, I wound up signing the longest lease I have ever seen when moving in here. There are clauses in the lease that make it difficult to break early without penalties or being "blacklisted."

The apartments are definitely not in the best shape. Most of the doors do not close properly (they stick). Touch-up painting has been done with the wrong types of paint, causing peeling. There are cracks in the ceilings. The plumbing system in my apartment has been problematic since I moved in. Nobody ever addressed the 18 items that I had on my move-in checklist, ranging from collapsing shelves in the walk-in closet and leaking sink drains, to a hole in the wall and missing door stoppers.

Their maintenance staff is almost non-existant. Most requests never get taken care of. I have wound up having to repair the plumbing issues myself. The pool near our apartment is almost always dirty. (there are 2 pools). The restroom near the pool is a disgrace--the sink cabinet is disintegrating, and I have seen cleaner restrooms at the beach.

Cable TV service is almost non-existant. They have "Advanced Cable" which offers 58 ANALOG channels only. Reception is poor. Cable goes out quite a bit. It is one of the most unreliable cable systems I have ever encountered.

Management recently notified us that many of the satellite dishes in the complex must be removed, due to a satellite dish agreement in the lease. As a result, about 75% of the apartments are being held hostage with extremely poor cable TV service and no other options.

I have been here for about 4 months and am currently shopping for a new apartment. There are worse choices, but there are also definitely better choices available. I would not recommend Park Colony to anyone.
