We have held a serious of community events this year such as drive-by breakfast, ice cream socials, resident pizza nights, etc. but sometimes the events that we hold do not fit well into everyone's schedule. We're sorry that we only have one centrally located trash compactor, but the good news is that we now have a convenient valet trash program that allows you to put trash outside your door, 5 nights/week! Remember that in the rental price that you pay, it includes all property landscaping, amenities, 24 hour emergency maintenance and a professional on-site staff. Thank you for taking the time to compose your review. We are very sorry to hear that you are not happy with the customer service you received. Please call or e-mail the Community Manager or Assistant Community Manager directly to address any customer service concerns that you may have so that we can ensure you have the best possible renting experience. The gates were recently repaired after being turned off for a two week period while we waited on a replacement barcode scanner that was damaged by a resident's vehicle. While this is not a common occurrence, it is a feature that must be turned off while certain repairs are taking place. We do offer a Valet Trash service, which is free to all of our current residents until their current lease expires; at which time, the Valet Trash fee becomes $20.00. This is a fee that is common to the market and 54 Magnolia rolled out the new service with the best interest of the residents in mind. You may be surprised to find in research of the market that the rate for the valet trash is lower than neighboring communities. We are sorry to hear that you have experienced problems with your AC unit. While a dirty air filter will not keep an AC unit from working, the efficiency of the AC can be affected. If you experience any lack of efficiency related to the AC unit in your home, please reach out to us immediately. Our maintenance team takes great care in addressing service requests quickly and efficiently! We understand that parking is sometimes limited. There are overflow parking areas (one on each side of the community) to accommodate parking needs for all of our residents which ensure that you will never be without a parking space! While we cannot guarantee that you will always have a spot directly in front of your building, there are always parking spaces available. If you ever have maintenance concerns, do not hesitate to reach out to us. Our maintenance team is wonderful and provides quick, friendly and efficient service! While our flooring does have Gyp-Crete® to reduce noise between floor levels, we understand sometimes our neighbors may cause noise disturbances. We encourage you to contact our on-site courtesy officer in the event that there is an unreasonable noise disturbance. The officer will be able to address the issue as quickly as possible (even after hours) with the resident and also notify management to ensure that proper remediation steps are taken! Dear Dominque, Thank you for taking the time to compose a review of the community. We are disappointed with the comments that were left but appreciate this feedback. The community rolled out a valet trash service that we took great care in implementing to ensure that residents in an existing lease do not have the added cost for the amenity until their lease expires. Fortunately, you are receiving this service at no additional cost to you for eight months. Upon the expiration of your lease agreement, there is a very small increase of $10 monthly for the valet trash service. The community completed repairs to our pavers at the front entry and as a result, we utilized the 2nd entry gate to the community for traffic entering and leaving. Although maintenance and repairs are necessary throughout the community to help it operate at its best, we do understand that for some residents, driving the added few yards may not be as convenient. Our landscape crew begins work between 8:00am and 8:30am on Wednesday, we will soon be adjusting our schedule to potentially have the landscapers complete the maintenance on a different day during the week, however, the work will still begin in the morning. Dear Daniellemich, Thank you or taking the time to compose a review. We are disappointed at the comments left, however, we always appreciate hearing feedback from prior residents. Upon your move-out, the condition that your carpet was left in was not salvageable with cleaning and was therefore replaced. The community pro-rates the cost for replacement to exclude the life of the carpet prior to and during your tenancy. The community always strives to impose as little cost to past residents as possible and we had a professional company that cleans, dyes, patches, stretches, etc. carpet come in and give an estimate. Per their recommendation, it was not salvageable thus the cost for the replacement. The community did provide the invoice associated with the replacement, the written recommendation from the vendor that reviewed the condition of the carpet and listed it as un-salvageable and reviewed pictures of the carpet with your roommate. We did have some mechanical problems with the entry gate and installed an entirely new system, from the gate leaves to the operators in June 2016. We apologize for any inconvenience that this posed while we were in the process of installing these repairs. To address the on-site team, fixtures, grounds and pest control- The on-site team, both office and maintenance, strive each and every day to provide top notch service to prospects, residents and vendors. If there is ever an instance where you feel that we have not succeeded in this effort, please do not hesitate to be candid with the team! The upgrades that have been added to the community are comparative in most aspects, and excel in others, to the finishes, fixtures and quality of other competitors. All the appliances are stainless steel, Frigidaire appliances that are rated highly not only for their quality, but also their energy efficiency. Every single detail in the models are identical to what is featured in each apartment home in the community. When a prospect is shown a model apartment or a vacant apartment, the finishes and fixtures do not differ in any aspect from one to the other. The community is pet friendly and we love our furry residents! We do our very best to help manage and maintain the grounds and strive to hold pet owners responsible if there is pet waste being left behind. If you are able to assist in identifying a violator of the requirement to properly clean up and dispose of pet waste, we appreciate your feedback as this helps us in keeping the community beautiful! Dear Lily,Thank you for taking the time to compose a review about the community. The entry gates and the parking lot are two of the major projects being completed by the community this year. Due to the underground electrical systems that operate the gate, the parking lot was completed first as the process of milling up the existing asphalt would have removed the electrical loops for the gates as they are buried at a low depth beneath the surface of the pavement. We understand that, from the perspective of someone who does not have experience with entry gate construction or complex projects like these, the order may seem out of place. Both the paving project and the gate project are overseen and managed by a licensed, outside professional, to ensure that the order, production schedule and process of the work is done properly. 54 Magnolia is a conventional community which is regulated by the Federal Fair Housing Act. This act ensures that all residents are screened with the same criteria for approval to live within the community. Approval is derived from a combination of income qualification (must make a minimum of three times the monthly rent), credit, rental history and criminal background. Each person living within the community has qualified to live here based on this criteria. We offer private garages that are available for residents to rent in the event that they would like assigned parking. To address the mention of your neighbor's dog barking and pet waste, 54 Magnolia has addressed the concern verbally and in a written format. Correspondence that takes place between residents and management is not shared with neighbors as this is a violation of the Privacy Act. We have experienced various problems with the entry which include two separate occasions that the entry gates where struck by lightning, in addition to electrical/mechanical issues. The community is scheduled for an entirely new entry gate system that will begin installation this month. Community residents received newsletter correspondence late April in regards to the upcoming project, and will receive additional information directly prior to the commencement of the project.
