These are marketed as luxury apartments. I, frankly, would not call them that. The materials used throughout are incredibly cheap (compared with the Jaxon just a few feet away). Every appliance is the lowest range you can possibly get, and all materials are Walmart style "looks good until you get close". The parking garage, touted as a feature, has zero oversight and is frequently filled, causing you to park at the very very top. This wouldn't be so bad if the elevator wasn't a 50/50 gamble as to whether or not it is working. A big issue here is that guests are supposed to park on the highest floor - but they do not actually do this. Management did attempt to curb this by threatening everyone in mass emails that they will start to tow cars. A few weeks go by and we are mandated to have stickers on our cars to identify us as residents (I'm OK with the idea). They set a date in late October - anyone parking without a sticker will be towed. They made big threats about this - all of which were just empty. The date came and went, I noticed many folks still parking with no decal. It is now late November, and the "new" deadline is being threatened. After months of continual threats with no action, I don't think anyone is going to listen. The parking garage guest entrance is also notoriously small - it has damaged two of my visiting friend's cars. Management put a sign up saying they're not responsible for any damages and are not willing to discuss the issue. If you are visiting, do not use the guest entrance - use the primary entrance and get out of the car to use the keypad. You WILL damage your car on the curb. There have been a handful of incidents of dogs attacking other dogs that I have heard about. It's unfortunate. I do not know if management has done anything about it. I have had dogs aggressively bark towards me while their owners are walking them - the owners seemingly do not care. It seems like every few weeks we get a threatening email from management that they are implementing a fine for not cleaning up after your dog - I've been here for nearly a year and I have not seen of, nor heard of, anyone being fined, and there is still dog crap all over the place. Just more empty threats from management. Something quite funny was when management had to ban all dogs from the zen garden due to dogs pooping in the sand. I do not believe this is actually enforced. Another area of complaint would be the general populace of the place - it is typically younger folks living together in a 2-3 bedroom. It comes off as a party property. Frequently see beer cans and bottles left in the parking garage. Frequently hear people loudly walking through the halls at all hours of the night. We've had 3 or 4 instances of the fire alarm going off at 2, 3, or 4AM due to people partying a little too hard and smoking too close to the fire alarms (outside, but apparently the door being left often is enough to set the alarms off). Final complaint would be managements inability to effectively plan and communicate anything in a reasonable manner. Let's start with the method of paying rent. This was actually a really great and easy process - automatic payments online through a portal system. Simple to set and forget. Until management decided they would discontinue use of it. And notify all tenants two days before the discontinue date. This was met with "bring us checks or money orders within the next week or you will be charged a late fee". They currently have no ETA for a new online payment system, and their inability to effectively plan ahead and get a new system in place, with ample notification, has left all tenants scrambling to find ways to pay them. The second most egregious thing was management having to post fliers all over the building that the pool would be closed for the entire fourth of July weekend because they had not properly planned to have it properly maintained before then. How laughable is that? All of the issues above have left me feeling as though the management here is essentially new at managing anything. The constant bombardment of empty threats and shifting the consequences of poor planning and decision making on the tenants has negated any real positives I could think of about this place. That said, one positive, which is probably self evident and free of management's incompetence, is the location. Walking distance to St. John's Town Center. Oh, you may be wondering why there are so many positive reviews of this place - it's because the staff offers to wave the application fee if you submit a positive review prior to even signing any paperwork. I should have recognized this as the first major red flag. I will not be spending a second year here.
