02/15/18 - Almost a year has passed since I wrote my made for TV special and write up on living here. At this point, I have been living here for a 1½ years and finally the grass is greener on the other side...literally. I actually noticed today the grass looked much so I went into the leasing office and told the new management that the overall situation here is improving! Hell is apparently freezing over and thankfully Chris Brown and his song do not apply 02/25/17 – I have updated my review to reflect positive changes that have occurred within the community…including dealing with Miami mediocrity. **I added #18 through #22 on my list of Celebration Pointe apartment accomplishments** I’ve decided to write a balanced review since I have found out some intriguing information about what is transpiring living here. Therefore, unlike all of the other reviews on Facebook, Google, and Yelp, I will not just bash like Chris Brown did to Rihanna. First off, RAM Partners is only the management company and are the third party involved. Therefore, the rental office doesn’t have the final say for many of the major issues involved within the property. Second, the evil owner overlords (Celebration Pointe North) and the catastrophe of contractors (Longhorn Construction) they hired are the source and blame of most of the problems in the apartment development. From what I have experienced, it seems the Miami mentality is profit is a priority or paramount and quality is questionable. Basically, if we take responsibility and even admit to wrong doing be grateful. If we actually offer to resolve problems, we’ll eventually get to it, and you’re lucky if we even show up. This is the classic I don’t give a ---- about anyone else but myself and how quickly can I ---- you over and get away with it. There should be more KY or Vaseline provided for these special occasions. This leads me to all of those lovely reviews on Facebook, Yelp, and Google that have about as high of an approval rating as Donald Trump in the White House. A lot of anger and frustration with resident reviews lies on the owner and the developers. Problems and issues with appliances or countertops could have been easily avoided had better quality materials for cabinets and shelves been installed or possibly using higher quality appliances like GE or Samsung instead of Frigidaire. Luxury is not cutting corners or quality. It’s about treating others how you want to be treated and putting people on the pedestal. The luxury for me here is the high rate of turn over; enough to make a chicken rotisserie cooker at Boston Market jealous. Which means, I’ll have less neighbors to worry about at some point this year when renewals start to occur (which means more privacy). Going to the rental office or RAM, the people who work in the office have been pretty attentive to my needs…especially maintenance…Dwyane and Adam. Not perfect but more positive and supportive than not. Considering my apartment has had more issues than Miley Cyrus naked on that wrecking ball, this unit needs all the assistance it can get. Speaking of assistance, maintenance is sorely in need of at least one or two additional personnel to assist Adam and Dwyane. There is more drama here than General Hospital and two people for all of these apartments is not adequate. As I stated earlier, I want to go into the actual positives of living here…. 1. The raccoons have not asked to become roommates (I see & hear them whoring and prostituting during the night near the trash compactor at the nearby medical building). 2. New construction – nice to know the apartment was a virgin before I moved in. 3. Cost of utilities – Electric (FPL) is consistently lower than where I used to live and even Comcast (gasp) is also cheaper for internet. Plus, my rental rate when I moved in was cheaper than where I used to live. So, at least for right now, the total cost of basic living is lower than my previous location (water/sewer/trash is about the same). 4. Rental office and gym are much nicer – compared to where I used to live. The ?berly expensive coffee machine is like dating a super model. It may look great now but it will turn into a ----- later and then you’ll get bored of it. Gym has some basic exercise equipment with Samsung LCD TV’s and its own A/C with dedicated thermostat. Ceiling fans are a positive plus. 5. Lighting in the outside hallways is very bright – especially at night (when the timer works). 6. Trash removal is nice plus but the off days should be staggered…3 days on then 1 day off. 7. Duckies in the pond – (unfortunately, you’re prohibited from feeding the feathers...I cry foul) 8. The streets have finally been paved – good aesthetically plus easier on your car tires. 9. Tile floors – no -------- dealing with carpets (although more work to keep clean) 10. Washable A/C filter – no need to go to the rental office every month to get a 30-day A/C filter. 11. The dishwater uses Finish tablets – much less mess than Cascade. 12. Cabinets that delay close in the kitchen. 13. Shower looks nice with the tile going up to the ceiling – this is a “luxury” feature. 14. Blinds in the bedroom are nice and stylish. 15. A/C cools the apartment off quickly. I never really have to wait a long period of time before reaching the desired temperature. 16. The lighting in the bathroom looks nice with a modern design. 17. Modern construction code standards from 2015 or 2016 – means a hurricane won’t be destroying this place anytime soon. 18. Patio door pleasantries – I was having a significant issue with hearing road noise when it would rain. After six months of waiting, Sunshine Windows finally took responsibility for their ---- up. They replaced the non-sliding door while fixing the track so the sliding door could move properly side to side (like Ariana Grande). 19. Landscaping on the property is actually quite nice and pretty well maintained (even garbage pickup – thanks Dwyane); especially the flowers in the entrance area. 20. Street poles/lights that all function – this has finally been addressed and all major street lights are working; especially those in the entrance area. 21. Residential parties/get together – this seems to be a nice, developingpattern. The first one occurred in December; now one in February. Hopefully,this will be a bi-monthly occasion. 22. Street cleaning – this is a nice bonus…I saw a street sweeper last weekend after the pavement job…kudos! Now it’s time for the negatives…which unfortunately seems to be a much easier category to address. 1. Issues with the apartment – just as much (if not more) than an older unit. I have dealt with toilet trauma, A/C aggravation, and patio door dilemmas. I’ve experienced more failures than Donald Trump & his approval rating. 2. Slowness and delays of actually getting the apartment complex to where it should have been before I moved in. This goes back to the owners of evil and contractors of crap. 3. Outside of apartment buildings have not been worked on at all or completed – (hallways, outside of doors, and the patio) UNACCEPTABLE. Would you buy a car that is still being built on the assembly line? 4. The gap of the gated – What is the point of having a gated community if the gate doesn’t work? That’s like telling an Irish person they can’t get drunk. Makes no ¢. 5. Paving of the roads – Oh, the joy of Miami companies doing half-assedjobs. Is there no total tushy left in the world? Gravel and debris is still left over from their work (especially near the entrance area) and are still working to patch or fix certain areas. Maintenance isn’t responsible for this and they have enough issues on their plate being understaffed. 6. The A/C issue – poor & lazy wiring lead to initially no heat functioning and the unit even shorting out before the contractor had to make a visit and fix what should have already been installed properly to begin with. Bottom line…---- you first; fix you later. 7. New construction nightmares – from holes in the wall, to the front door not sealed properly, to pipes leaking underneath the kitchen sink, to even a rag stuck in my toilet drain, I have had my share of a nice move in massacre. 8. Ceiling fans – that would have been a nice touch and should be built into the units. I ended up buying one for the living room and the bedroom. 9. Lack of recycling what so ever – I loathe and despise not being to recycle newspaper, plastic, and cardboard (since this is the bulk of my trash compilation). 10. Automatic deduction for online payments of the utilities bill – rent can be paid automatically every month so why not this? 11. Ceiling fans in the gym - it is too much to ask that they all work all the time? 12. Management needs to do a better job at posting status of happenings & status of general property work or repairs within the apartment complex on social media (Facebook & Twitter). 13. Ducky feeding – enough said. I personally have gone into the rental office on many occasions and mentioned to the staff about light poles being out, fans not working, or even insisting on finding out when recycling will be available. Ultimately, it is up to the owner to truly care and give a ----. You can’t fault Jack and Rose for telling the captain of the Titanic the boat is sinking and he denies the ship is going down like a Vietnamese hooker in an orgy. Maybe if the owners failed to receive their return on investment (ROI) during the first year of unit residency and the City of Margate takes notice…they may actually start to truly be more proactive and less reactive. As I approach the ending, all I do is rent here but I care with my actions and not my words. I spent three hours working on this because this is still my home; even if I don’t own the unit and for however long I choose to call it my dwelling. I sincerely hope that the owners, contractors, management company, and others who read this on social media see my balance between the truly positive and negative. I just desire this to be the best apartment complex that it can be and everyone has to do their fair share to contribute.
