Beware. If you are looking for a comfortable place to live in Edgewater, choose Opera Tower, Aria or Quantum on the Bay. This place is run by a scam artist, Patrick McGarry, and his incompetent team. They know they cannot compete with the newer properties Here's a short list of my experience: - The building has a roach problem. They will not do anything about it, except hope you don't notice prior to signing the lease. - The entire front of the building has a strong odor of dog poop... because of all the dog poop. - You will pay for the lights and water in the building, in addition to your own lights and water. These fees will cost more than your own monthly bills. Patrick will not explain why, but he will promise "he will look into it" and hope you forget to follow up. Stay on him like a hound for any resolution, but expect him to give you the runaround. You will either pay them or you will pay them with a late fee attached because he will take weeks to respond, if at all. - You will pay move-out fees of $500+ which is not outlined in the lease. Read it for yourself. - Patrick will also avoid you if he sees you in person. - The lobby is renovated, but the remainder of the building is not. Don't take my word for it -- ask for a tour and see for yourself. - The property is a bait and switch. You will be shown the lobby and common areas, and then charged 4 months rent if you attempt to move out early. - You will wait forever for the elevators, because they are constantly out of service. - There is always piss in the elevators. Likely from the homeless. - That said, there are homeless people that sleep around the front door. - The gym is nice! - The "automated" parking system works 2 days out of the week, but on the remaining days you will probably be late for work while you wait 15 mins for the cars in front of you to push the button and wait for a concierge that is never at the desk. - The visitor parking fees are astronomical. Don't expect company to stay for longer than 2 hours or you will be paying $25. And $50 for a lost ticket. - After 2 years of living here, there is still constant construction ongoing and unkept promises of amenities. - You can expect concierge to be clueless and rude with any questions asked, and they may call the police on you. - They will tow your car without notice, even if you are a paying resident. - When you move out, they will provide you with a list of fees you will be charged from +3 months prior that you never agreed to. When you ask for an explanation, they'll tell you "don't worry about it, we'll just take it out of your deposit" - They will not provide you with a move-out inspection.
