Great Place to live Awesome Location

I wanted to say a couple of words concerning Grandeville Apts. Orange City is a awesome location I am close to several Beaches and also downtown Orlando without traffic jams or rush hour complexities. The staff was very helpfull and helped me through the Application process and answered all my questions in a professional manner. The move in was smooth and effortless. I give High Marks to the Staff and Mangement at Grandville. Also Love Orange City. Very Satisfed Resident

      great place to live

      I have been at GrandeVille on Saxon for 6 months now, and I LOVE it! The apartment is great. Vaulted ceilings amazing closet space, and best of all the washer/ dryer is included in the apartment. The office staff and maintenance is first rate. I HIGHLY RECOMMEND THIS PLACE.

        loved it

        I loved living here! They keep up with the landscaping. Loved the carriage unit. Privacy was amazing! Everyone seems really friendly and staff is friendly as well. No problems with anything inside the apartment as well, washer, dryer, dish washer, or the garbage disposal. Love Grandeville will miss it.

          Don't even bother....

          Don't even bother...not worth your frustration. The community itself seems to be going to hell in a handbasket. Yes, its "------". They seem to be short on good staff. The office staff are impossible to work with and are just plain RUDE!!! Do not expect to live in luxury in this neglected community. My lease is up soon, and my boxes are packed!!

            Do Not Rent in Ghettoville.... Renter BEWARE!

            I have lived here for more than two years and it has been a total nightmare! This place will rent to anyone who walks through the door because you are only an apartment number to them. The office staff is impossible to deal with and will not even try or show care in attempting to resolve issues. You spend everyday listening to loud bass and sometimes to the point your walls shake. Don't bother calling to complain because they will do nothing. After numerous complaints of my upstairs neighbors playing loud music, fighting on their back porch, smoking dope outside, along with all the other criminal activity that goes on here. I was told not to call anymore to complain, I would have to deal with it on my own or put up with not getting any peace. Oh and then when my apartment flooded because a hose broke upstairs was not an important issue for them. I called immediately as water was pouring through my ceiling and light fixtures but was told by maintenance that they would be out to take care of it the next day during business hours.               Gated community.. What a joke!!!

              Moved in Oct. 2011 4 days after we moved in our motorcycle was stolen. The cops came out and reviewed the survailance cameras to the enterance of the place and saw nothing going out the front gates. Come to find out they stole the motorcycle out a back gate that is left open till midnight every night. I had no idea this gate ever exsisted until we received a paper stating for all the residences that a theft accured (refering to our bike). How can they call this place a gated community if they only have gates on the front ( which are broke half of the time) and have a back gate open all the time for anyone to come and go? I spoke with the regional manager( which was a jerk), for some kind of compensation, he offers me a garage for free for 6 months. What the hell do I need that for when my bike was stolen? Then I spoke with the president of the apartments(which was a bigger jerk) and said thats all he could offer. They dont care about the residents, we are just a number and its all about money!                 Hope you like roaches

                Roaches are infesting our bathrooms here and it's digusting. We live in a spotless apartment and do not EVER leave food, trash or crumbs anywhere. They seem to come through the pipes and it seems to be a problem within the complex. We called maintenance, and rather than spray or do something proactive, they told us to simply shut the drains. Great advice and all, but they are still getting in. I always thought our loud neighbor above us was the worst issue with all the noise he creates, but bugs have taken this to a whole new level. I'm so disgusted. Our lease is up in a month and cannot wait!!

                  It has it's ups and downs

                  I have actually lived here for about 3 years. I left once and came back. It has been a big difference since the first time I moved in. The first year I lived here was fine. The only problem that I ever had was when my lease ended. I overpaid on pet fees and it took 6 months to get my money back. They kept telling me that it was corporate taking so long. After about 5 calls I got to the right person who got my refund immediately. Turns out they just kept giving me a crock of ---- because they never submitted anything to corporate. Now the problem is with the people that are living here now. I know that Grandeville is going to rent to whoever can afford to live here but this place has become a ------. I have seen the cops called out here a few times. I hear rude --- people hanging out in the stairways and parking lots at like 3AM and are not trying to be quiet at all...seriously it is the ------.                     Geat Place To Live!

                    My wife and I lived at Grandeville on Saxon for two years. The community is very quite and safe. The entire staff from the office to the maintenance staff are very friendly and professional. They were always available for anything we needed. The location is close to everything that you need. I would definitely recommend this complex, as it is, the best apartments that I have ever lived in.

                      Great place to live!

                      My boyfriend and I moved into grandeville about three years ago and have lived here ever since. The only reason we are moving is because we have to relocate for work and school. I'm really not sure if I even live in the same complex as some of these other people and am surprised at some of the complaints. Parking is always available, I've never had trouble finding a spot close to our hallways. The noise level is normal for apartment living, I've never had reason to complain. The grounds are kept in really good shape (my only complaint is the fleas but that's a pet owner thing more than the complex's fault). The safety is good, they even hired night time security to walk the complex and be on call. Maintenance has always responded less than 48 hours and immediately if the problem was serious (even when I called because I'm terrified of spiders and needed the webs cleaned from the hallways). The staff is wonderful, we've dealt with Sam on a regular basis and he's always been nice, accommodating, and friendly. I really have no idea why people are saying bad things about him.                         If you are looking for an apartment comunity that has your best interest at heart, cares about you as a renter, and is striving to please you and make sure you enjoy your temporary home then do not lease at GrandeVille on Saxon. They care only about themselves and the numbers. Period.

                          as honest as it gets.

                          The end of my lease is now a month away. Overall i would say that this community is not that bad. Its defiantly not the greatest place to live but its sure isn't the worst.After living here for a couple of months some guy who use to live here called this place a scam(kinda freaked me out) but i later found out and he neglected to give his 2 month notice that he wasn't going to renew his lease(should REALLLY read your contract). anyways... First off the staff is not at all that bad. Whenever i would call when something messed up they were here the next day and it was fix. i do recall when i moved in the ac did not work and it took them a couple of days to respond. In the winter when i first turned on the heater, it was either the fire or monoxide detector, went off for some unknown reason. management told me it could be dust in the vents?                             Don't want to leave.

                            I have lived here for a year. I have never had a problem. I love it. I am moving to be in a better school district for my child. I wish they could just pick up this apartment and move it to Lake Mary. I have never had a bug problem. Never had a noise problem. The staff Rob and Sam are so nice and helpful. I have never had to call the office for anything. The apartment is a very nice size and everything has been kept looking new and nice.No one has left there trash out. Its pretty clean. If not you know they will pick up the trash soon. The neighbors are nice. I am sad to leave. I would stay here if it wasnt so far away from everything and the middle and highschool was rated better

                              No issues

                              I live in Grandeville for 2 years and I have no issues with nothing.The trash is recopilated DAILY in the mornings.You can't hear the noises outside unless you hace your windows open.The facilities are clean and in two years living here I ONLY SEE THE POLICE HERE O0NE TIME AND JUST FOR TAKE CARE OF AND OLD WOMAN BECAUSE SHE FELL EN THE SIDEWALK.About the drug dealers... you can escape of that because the drug dealers are teachers,lawyers,policeman you never know who is a drug dealer or a user.Disturbances that happen everywhere.Wherever you go you are gonna find something you dont like.... so whats the diference.There's no perfect place.but at last these two years in Grandeville I Have nothing bad to say Inclusive I dont know who are my neighbors I never see them,but if you have nothing to do just living other people life you are gonna have issues everywhere.About Sam... i don't know i never go to the Clubhouse but i heard everybody is happy with him.everywhere you go and you pay nowhere give your deposit back and everybody know that.but remember and talkin g about my experience here but i know the people want… See More>

                                Police and Trash build up is what you get!

                                I lived in apt 2216. I paid my rent on time, and all my utilities. I paid extra for pet deposit and monthly pet rent. My wife and I were quiet and clean people. It was one of the worst experiences ever. I moved in dec of 2006. Almost immeadiatly we had problems with late night noise. There were constant disturbances in the breeze-way at times well past midnight. Some nights got so bad the police had to come. My suggestion is call the Orange city police to see how often they make visits to GrandVILE for disturbances. Then at random times our fire alarm would just go off. This problem took them almost 3 months to figure out. Doesn't make for nice quiet relaxed living as they so like to claim they give their residence. After living there 8 months without one month of peace and having to constantly complain ( to Sam - he is the useless manager, Tell him I said hello.                                   I lived here 2 years until I bought my house and had no problems. The location is great, close to everything. I paid my rent on time, cleaned up after my dog and left my party days years ago. The people (staff & neighbors) were nice enough.

                                    Notes from the Kool-Aid stand................

                                    We lived there for a year 06-07. I would agree the rent is outrageous for the apartment and the touted "luxury amenities". We were paying $1110 a month for 2bd2ba 1175 sq ft apt, that didnt include any utilities. We recieved a monthly bill for the trash, sewer and water it was running about $50-60 a mo. The electricity bills were a killer average NO JOKE $180-225 a mo. An extra gate key cost us $50, never did get it refunded either. Nothing at this place was free, the vaulted cielings were an extra $10 a mo. Fortunately, we had the $$ to afford the place, but at the end of the day it really wasnt worth the cash output. While living there we observed the following going on's: The electronic front gate, particularily the middle one was chronically broken and wide open, perhaps that's how the guy with the nice Dodge Charger which had 22inch rims and tires was up on blocks one morning in late January this year, someone rode in the middle of the night and jacked his ride real good.                                       Don't make the same mistake..

                                      This place looks nice on the outside, but once you sign your lease you're stuck... The people they allow in are trashy and let both their children and dogs run wild to make messes everywhere. For the price you pay to live in a gated community, the gate never works.. Not to mention that if you have a problem with anything, management is less than helpful. In particular, Sam, who is supposed to be the head guy, is very unprofessional. He is rude and patronizing. I have had nothing but bad memories from this place, so please save yourself both time and money... don't live here!

                                          better than the previous reviews

                                          i'm going to have to disagree with those below me. the management has been nothing but nice and courteous to us, as well as the maintenance (which is always same-day or next-day). the only problems with the complex are the extremely shallow over-chlorinated pool (it's VERY heavily chlorinated), the super-slow "high speed" internet in the business center, and that our dishwasher twice had water sitting in it. the MAIN problem are the residents. the horrible parents letting their kids jump on the floor at all hours of the day, the morons who can't park straight (especially in the redneck row in the back). people just need to get over themselves and act like they care there are more people living here then themselves. the apartments are fine. for the 4 of us, it's split even at $326.50, which is very good, cheap living.
