First of all, I want to talk about how nice and friendly the staff at The Courtney at Universal Boulevard are. They make the leasing process extremely easy, and will go out of their way to help you in the process of getting moved in. Everything is done online, from paying rent, to signing the lease paperwork. That to me is awesome, and the resident portal is very easy to use. The maintenance staff is awesome. When I first moved in the maintenance staff responded to an issue within half an hour and was extremely professional. I can't commit on how that will hold up after people start moving in, but as for now, they do an amazing job. The only problem with this apartment complex is the build quality when it comes to noise. Unless you live on the top floor of your respective building, you will hear your neighbors. I can hear the resident above me walking around all the time. You can even hear when they flush the toilet if you're in the room that is directly under their bathroom. The fixtures and finishes of this complex are very nice, but the lack of attention that they put forth to the noise is just unacceptable for the luxury complex that they are selling themselves as. The staff are very apologetic when it comes to the noise, but naturally there really isn't much that they can do to fix it. Each building has an elevator in it. If it rains hard, which is very common in this part of Florida, the elevator on my side of the building leaks from the roof and they eventually have to turn it off. This really isn't a huge issue since they obviously have stairs, but it's a major inconvenience. It's also a massive hazard seeing as someone could walk into it and slip and fall. There have been a number of issues with the fire alarm in the building that I reside in, but it has slowly been taken care of. Hopefully this won't be an issue that is also found in the other building that they have not completed yet. The pool is amazing, and the grounds are fantastic. One issue is when it comes to raining hard, the landscaping gets everywhere. This is something that will more than likely get fixed, but do expect mulch everywhere after a hard rain, especially near the pool. The views of The Orlando Eye from this apartment complex is one of its biggest selling aspects. The pricing compared to comparable complexes in the area is very well. They allow dogs, and they have pet waste receptacles in a few places. There really isn't much grass, they have a few small patches here and there, but there is a lack of large grassy areas for dogs. Once the dog park and pet spa is finished, this issue will be fixed, and they will easily be a first choice for anyone with pets. They do require pet rent every month and a deposit for your pets.
