Rate increase of 24% for existing tenants is beyond imaginable. The general area is not improving, the service levels have not changed, the labor support has not increased, this is beyond the growth rate for the return.

While we do understand the financial impact that such an increase can have on you and your family, the area has seen unprecedented rent growth in the past year. As a business we always try to balance financial decisions with customer service. In many cases the increases for current resident renewals are much less than the going rate for our units.     I have lived here for one year. My first rate increase letter came and it's a 24% for existing tenants which is beyond imaginable. Many neighbors are receiving the same rate hikes and they are EXISTING tenants. I can somewhat understand the increase for new tenants given demand but not for existing. The property is not improving to offset the growth in rates beyond inflation so this is mostly to grow the bottom line (P&L).
