I was a resident of Aztec Villa for approximately 5 years. I was one of the lucky few who got a completely renovated apartment just prior to moving in, so I was happy at first. Everything was new, cabinets, kitchen, etc. The only thing not new were the doors. However they obviously used the cheapest stuff known to man to renovate my apartment. The dish washer flooded my apartment 3 times before I finally stopped using it. Mold grew under the carpet as a result and there was nothing I could do about it. I didn't have a major problem with roaches, but had a HUGE problem with waterbugs and spiders. The landlord told me that the spiders were as a result of the renovation and the fact they tore out the walls and rebuilt them yadda yadda. I lived in that apartment for aproximately 3 years. I have to say, I didn't have a terrible time overall in that 1 bedroom. However I moved into a 3 bedroom there after marrying and starting a family. It was not a renovated apartment. EVERYTHING was older, but I could live with that. However, mold was a major problem and we had no clue where it was so we couldn't clean it. Roaches were a HUGE problem, in addition to the waterbugs. I'll admit, pest control was done virtually every month but it did no good. We complained and complained and they did nothing extra. We also had constant air conditioning problems. It would go out on us. If it happened during the week, they would "fix" it. I put that in quotes because it was more of just putting a bandage over the problem instead of actually fixing it. If it was on the weekends, we had to suffer the whole weekend before it would get "fixed". With 2 young children, that was not acceptable. Believe me, when we moved out of there in 2005 (we bought a house), it didn't come soon enough for us. For any of you guys thinking of moving to Aztec Villa, don't! There are so many NEW apartment complexes in and around Panama City that have been built within the past few years, you don't need the problems of this place. If something goes wrong, the landlords will try to blame it on you. We had a friend who lived there the same time as we did have a fire in her master bathroom. What happened is she left the bathroom fan on and it caught fire somehow (this goes back to the fact this place is OLD). It, luckily, was put out before causing some serious damage to the building and most of the damage was confined just to the bathroom and master bedroom area (mostly smoke damage). The landlord, Louise, actually blamed the TENANT for leaving it on. If a tenant wants to leave that damn fan on 24/7 it shouldn't be a problem. The lady had used the restroom and left it on to help air it out after she was done. Sheesh...a lot of folks do that. And for the record...we did not get our deposit back nor were we mailed a letter explaining why we didn't. I have since read in Florida law that they must supply you with your deposit or a letter as to why you didn't get it back within 90 days or they have to give you your deposit back REGARDLESS of if they have a reason to withhold it from you. Even though it has been over 2 years since we left, I'm going to pursue this with them and, if I have to, with small claims court. Oh, and one more thing... splashing a fresh coat of (ugly) paint onto the place doesn't make it anything better. My goodness, the place was ugly before and now it looks even worse with that stupid yellow paint. Also, don't expect to have enough parking spaces. There is so little parking available (especially in the 3-bedroom buildings) that if you come home at night time you will likely park on the street. They like to advertise a "skate court" as a feature. That "skate court" is nothing but an old tennis court where they took the nets down. It used to be fenced in, but after going by there a few days ago, I noticed the fence is now gone. In the event you do decide to live here, choose an UPSTAIRS floor. If you don't, you will hear EVERYTHING that goes on upstairs and it will keep you up at night sometimes. Only choose a bottom floor if you don't mind the noise and/or you don't want most others to hear you. The walls/floors are VERY thin here. I don't know if anything has changed the past couple of years, but I don't think the electrical wires have been updated to code since this place was built in the 1970's. The 2 and 3 bedrooms have washer/dryer connections in most, if not all, units though some of them are in the outside closet. lol None of the 1 bedrooms had connections. There is a laundry facility onsite, however.
